Do we stand a good chance of being accepted for rental application?

Posting here as it’s a lot busier..

We viewed a house a couple of days a go and we loved it, like reaalllllly loved it. Only problem is the estate agent told us another 11 people have been interested in it too, so I fear our chances are slim.

We have been renting now for 6+ years and have a very good relationship with our current landlord so gaining a positive reference is no problem. We have two young children (4 and 1) we do have a medium sized 12 year old dog who literally sleeps all day but the landlord of the new house does accept pets. We don’t smoke, we don’t drink and we’re in our early 30’s. We want this to be a long term let, our next home we want to be in for a very long time.

My only worry is my partner has been out of a job for 2-3 months as his mom early this year was diagnosed with cancer and needed to be cared for quite extensively (it’s been a scary time for us all) so he took on essentially being her full time carer.

She is now doing much better and he’s been in a position to find a job, which he has and starts in two weeks time. It’s a very good job and with both our incomes combined annually we earn almost double what the estate agents expect in order to rent this house.

Anyway, we sent in our application immediately as soon as we received it (sent it yesterday afternoon) and along with it I did write a little cover letter as I wanted to introduce ourselves. I know it’s 50/50 what people think of cover letters but I did want to mention what we loved about the house and why we want to move etc. I also wanted to write about my partners new job that he’s starting. I did also attach an email screenshot in the application of when he was offered the job to prove it is real and what not.

Argh I don’t know, I’m a very glass half empty kind of person and I’m just trying not to get my hopes up really as I know it will be hard to look better than 11 other people that could potentially be applying! 😩

@WhatInFreshHell I posted it in one group and didn’t get any responses and only a couple in another. I’m just driving myself a little crazy thinking about it is all so wanted to post it somewhere with a little heavier traffic to hopefully get more responses. Is that against rules or something?

Fingers crossed for you. I know it’s hard to find rentals.

When we were renting a few years ago, I found an ideal house, and lots of people were interested, but we did get it.

How are they choosing the tenant? Is it first come first served? I would ring up the letting agents and ask. Be ready to pay the deposit if needs be. We paid the deposit whilst still viewing the house

Honestly you do have a few things against you so it will depend on who else applied to be honest and as its impossible to know that nobody can advise you.
Good luck but as I said yesterday if you dont get the house its not you personally its just that there was someone with no pets or 2 working adults with established jobs who also applied

Honestly nobody on here can possibly tell you, it completely depends on the individual landlord. A lot say they accept pets, but if someone without pets applies they are likely to choose them instead as it's less risky. The same with children, some landlords see allowing them as a risk and would choose a childfree couple

It is hard, we've been applying for loads but we have a dog so know that goes against us

@Hoppinggreen Are the things against us having a pet and my partner not having a well established job?! I guess if we are unsuccessful with this house we should maybe wait 3/4 months before applying elsewhere so he’s been in his new job for a while. I guess all we can do is wait. Honestly I know nobody can tell me for certain! It has just been a way to let out my feelings I suppose! Probably driving my poor partner mad talking about it 🙈 If we don’t get it I know I’ll be sad for a couple of days but I’ll bounce back! Thank you everybody!

@KiwiOtter We have also rented two houses now and gotten them both first tries. I see it as pure luck though tbh! 🙈

I’m not entirely sure how they’re choosing the tenant. When we viewed the property we didn’t meet the landlord, only the estate agent and she barely breathed a word to us, let us look around ourselves and just sat at the bottom of the stairs and then said bye. We had to ring the next morning and ask for an application pack which they did say they were going to be sending out anyway. But so far I feel in the dark with it a little, but also aware I don’t want to come across as too eager and annoying by ringing again and again. I will give it until late tomorrow afternoon and see where they are up to with the application process and if they’ve picked anybody yet!

@Babybreath I thought as much! 😩 I know landlords don’t care about the ins and outs but I’m so house proud and hoover twice a day etc. he’s such a well behaved dog and has never damaged anything in his life.

In regards to my partner not having a well established job the original plan was to not move until early next year but when we saw the house come up to rent we thought why not try and go for it! 😩 I guess if it’s a no we might be best waiting at least a few months.

Hey OP, so I am a landlord. For us we look at references, salary, deposit and if we have concerns which can be alleviated by asking for a Guarantor we do. We normally get the estate agent to list, do all the checks and then tell us about who has applied. We will then meet the prospective tenants and make a decision. I like that you have done a letter and if you were one of my prospective tenants I would ask to meet you. Don’t lose hope OP, I will keep my fingers crossed 🤞🏼 for you.

As an update we found our perfect house and moved in just over a month a go! 🎉

I think we applied for 4 houses before being accepted on our 5th attempt. I had just written up a ‘pet cv’ with photos of our dog and some information about him and was ready to start handing it in along with our applications but there wasn’t any need in the end.

The house we’ve moved in to has its downfalls, it’s in a rougher area of town and close to a school but in terms of space and convenience for my partners job it’s PERFECT! We have even decorated a good 75% (with permission) of the house so it really feels like home now.

Makes me realise there was clearly a reason we weren’t accepted for those other houses because there was better out there for us! 😊 Hope this can bring hope to someone in the future.
