Eemergancy leak please help advice

My boiler has leaked through to my ceiling and keeps losing pressure, no hot water or heating

I cant get in touch with my estate agent and I cant find an out of hours or emergancy contact for them

I've turned the water off but I'm so stressed out I cant get hold of anyone

I've tried to ring the office numbers online, emailed, made an online report, rang the office managers mobile number, text him

I paid my rent this morning before the leaking started if I'd of known they wernt open I would of used that money to pay an emergancy plumber

I cant afford to get a plumber in

What do i need to do now? Who can i contact if i cant get hold of my estate agents?

I'm so stressed out

I have an 8 year old and a 6 year old office isnt open till 2nd January theres no way we cant have heating and hot water till then I'm so upset

Are they a chain? Are your landlords details on the contract? (They should be). Go direct to the landlord.

Phone the landlord direct and the estate agent should be open - go on!! Check your lease

hopefully they will be at lunch and back soon.
keep ringing, messaging, emailing with photos (paper trail!)

if you can't reach anyone by 3pm call an emergency plumber and pay. keep every receipt so you can be reimbursed.

tell landlord & agency thst you will do that in an email & text message.

So? Contact them. It's their property and a leak of this size puts their investment at risk.

Get on the local facebook / social media pages, name the estate agent and ask publicly for help getting hold of them - they should have an emergency contact for exactly this kind of thing.

can you reach out to the landlord? do you have phone number/email?
any emergency stuff on the agency website?
when we were renting many many years ago our letting agency had an emergency phone number on their website.

If you're renting privately, call the council's environmental health department, and tell them you have young children. They may be able to enforce/sort something out. Get a local councillor involved
Mistoria have active Twitter and FB accounts, and are on LinkedIn too. Might be worth posting on their accounts

I can see on the website that for repairs you need to raise a maintenence ticket on the website, assuming your reference to an online report means you've done that, I would expect that to be manned all over Xmas, it says they have a 24hr call out service and emergencies will be dealt with within 24 hrs

How long is it since you reported it online?
