Help! I'm in love

I've fallen in love with a house. Second viewing today. It's on for 250k which seems fairly priced for the area and house. I'm a FTB with no chain. Have my mortgage offer already just need to transfer it (from a previous house that fell through due to survey)
My gut says offer 240k. I know theres another FTB with no chain doing a 2nd viewing on Wed. I can afford asking price. I really dont want to be beaten on this house. WWYD?

very lucky to find a house you love within budget.
good luck with it!
Link to house please?

Personally if someone else in interested I would offer the full asking price and do it before Wednesday! That's based on you loving the house and not wanting to lose out. Or offer the 240 immediately and get the answer before then.

When we sold our house some people were coming for a second viewing within days and were really keen, but someone else who'd only viewed it once put an offer in and we accepted it straight away. If that's the one you really want you can't hang about.

Doggymummar · 20/11/2023 20:11

Full asking price, it's going to go to highest bids by the sound of it.

Nonoatchristmas · 20/11/2023 20:16

How much have houses on that street sold for recently? Are you genuinely putting a risk on losing the house if you offer 10k less and regretting it forever?

Im quite jealous though. I’ve fallen in love with a house that due to circumstances I could only afford if a half decent lotto win comes through soon. I pass it all the time, looked far too much at it on rightmove…. Get your house op!

The one I love is end terrace, next door which is mid terrace sold for 247k 18 months ago

Then asking price and hope they cancel the other viewing. But it will probably go to best and finals.

Didyouhavethelastcoconut · 20/11/2023 20:43

I’d offer full asking and ask them to cancel the other viewing (but appreciating why they might not).

mamaduckbone · 20/11/2023 21:05

On the basis of watching lots of Phil and Kirsty (and also this is what we did when we fell in love with our house) offer full asking price as long as all other viewings are cancelled. Don't hang about!

Moveoverdarlin · 20/11/2023 21:08

I would offer full asking price providing it’s taken off the market immediately.

DramaAlpaca · 20/11/2023 21:09

I think you need to offer full asking and do it now.

Yes this, if you are convinced this is the house for you.

My feeling this morning is to offer asking price. I've written the seller a letter. And I'm praying!
