WIBU to write to my LL

My LL owns a house split into a few flats. He lives in a house in a lane just behind these flats. So. He’s local and I see him often.
Today whilst putting the bins out, I saw him and he asked if I’d received his email. I said no, he said oh how strange but anyway, the gas safety inspection is being done today, are you around?
I explained that I was but I had several confidential calls (work) that I couldn’t rearrange. What time would the plumber be over? He wasn’t sure.

Plumber turns up, bang in the middle of one of my calls. I don’t answer the door (because I couldn’t run off), so he and the landlord let themselves in. I mute myself and re explain to them both what’s going on.

plumber asks me to empty a cupboard, I say I can’t, but fine for him to do so. He wasn’t pleased about this but I explain that I can’t leave my call to do this.

later, he smashed a drinking glass and a bottle of gin by accident. Apologises but doesn’t clear it up.

this all went on whilst I was attempting to work, and given I was off mute, could be heard.

I am mortified. My LL knows I work from home and the nature of my job.

WIBU to write to him and explain that today was a one off as I won’t be able to allow access without 24 hours notice, and, that today impacted my work?

i know I sound precious but I am SO annoyed. As is one of the other tenants who was woken up by the plumber letting himself in (neighbour works night shifts)

Write to him and state what it says in your lease about allowing access to the property for maintenance

Ask for payment to cover the cost of the damaged items too.

But as far as your LL is concerned he did give you notice so he would just remind you of that if you ask for 24 hrs notice. Best to request that for any works you get a mutual agreement of date before he agrees with the tradespeople.

He didn’t give any of the tenants notice because none of us got his email, and, if I hadn’t seen him by chance today I wouldn’t have known anything about it until the plumber chap had turned up at my door!

I did consider asking re damages tbh. He was there in the flat when this happened and seemed nonplussed.
