Urgent property advice needed - can anyone help?

I’m having an issue with a neighbouring property and want to find out who the owner is. My question is, if I buy a copy of the title deeds from the Land Registry via gov.uk (it only costs £3 apparently) will the owner in question be able to find out that I have done so - do they get an alert or anything? I can’t imagine they would but want to be absolutely sure as I don’t want anything coming back on me. Anyone?

I don't think they do, I bought my neighbours and they've never mentioned it. I assume it's just public record.

No. It’s £3 and you can access the information as soon as you’ve paid. I’ve done this recently for the houses both sides of me and the owners don’t know as it’s public information.

They will only get an alert if they've set up a notification. I have this set up only because my in laws are desperate to get their hands on my house.

If they have set up a notification it will show up. I have one on my home, and was asked by the Land Registry if I wanted it, mostly it helps to prevent fraud, such as the cases where another person tries to sell a house they don't own. But it did alert me to the fact that I now solely own the house after DH died. So, it does work, and the owner may well get an alert.

No they don't, even if you have notification set up. You get notification if anything legal happens.
We own a field on the edge of the village, and we frequently get letters from land agents and developers wanting to purchase it. They get our details via Land Registry but I don't get notified when they download them.
However, I have a notification set up on the communal grounds of a flat that DH owns and everytime a flat is sold, I get notified that a solicitor has enquired about a transfer.

The owner isn’t notified when you search the ‘open’ register online.
The Property Alert service will notify you of a ‘significant application’ such as an official search with priority or an application to update the register. It won’t notify you of an online property search.

I’ve now bought a copy of the title deeds for £3. If the owner gets a notification that someone has done this, can they find out the name of whoever requested the details? Or is it just a notification that “someone” has looked into it?

Nobody will get notified if you've requested a copy of the register.

GDPR will guarantee that the system cannot be set up to notify them of any identifying details of anyone who makes an enquiry.
