Lodger moving out

lodger is moving out and has given a month’s notice but wants to negotiate this. Has suggested that if I find someone sooner, then they can be our more quickly.

I intend to redecorate the room before they leave, should I do this while they are still paying? Basically they can be 90% moved out within a few days. When should they stop paying rent?

Pay until the agreed last day. If they move out before it shouldn't matter.
Did you it agree all this before they moved in?

Pay until they leave, however if you are decorating and they would therefore be unable to use the room, you really can't charge them for that period.

So basically, they need to move out and not be leaving things there as storage unless they are paying for full use of the room. And while they are paying for it, you don't go into the room.

No, I think you can’t kick them out whilst expecting them to pay. I assume the offer to move out sooner was if you’ve found someone else to rent the room.

Although obviously if they’ve just chosen to move out before they have to then you can redecorate.

You can not redecorate the room whilst lodger is paying rent on the room.

You can’t redecorate while they are still there for a new lodger.
They pay rent until the day they hand you their house key.

I think the room should be available to them for their notice period, so you can't have them leave and then get a bit of painting in whilst the room is still technically theirs. If you want to rent out quickly, then you negotiate a shorter notice period.

If you’re decorating the room then they shouldn’t be paying rent for that time ; they can have access to it for the time they are paying rent and you can’t deny them that

Just let them leave; pay rent up until leaving date, vacate room, then you can redecorate .

Make sure you get all keys back, and a mail forwarding address

It's not reasonable to decorate while they're still living there. Whether they pay a full month or a portion doesn't matter, it's normal to have some time in between to sort the room out.

You can't redecorate while they're still in there; you can't have your cake and eat it.

My agreement with my lodger also says a month's notice; if someone asked for a shorter notice period I'd advertise it on Spareroom and if someone suitable came along quickly then end their notice period the day the new person was due to move in. That way no one loses out.

If they have gone early and returned the key then by all means redecorate. But if they have belongings in the room and have paid up then you will have to wait till they leave. You can't have your cake and eat it type thing. Best option is have an adult conversation about situation

They pay rent till they’re 100% out as you can’t re let the room till then, BUT you can’t be serious about redecorating with them there!!
