To think not putting kitchen photos on selling particulars would put viewers off?

Unfortunately, I'm not willing to put photos of my kitchen online.

But we're looking to move house, so just pondering through the process.

I'm concerned that not putting the kitchen photos in the particulars may put off buyers.

It's a nice house, couple of estate agents have viewed abd said that it should sell quickly as it's a desirable type and location.

Would I be reducing potential buyers?

Yabu - yes of course you will be limiting your audience.

Yabu - people will come based on the photos of rest of house and the written blurb on the kitchen.

Yes, exactly; a pointless viewing's only going to waste an hour or so, but a problematic purchase could involve much more then that - to say nothing of the possible waste of money

All depends on the other photos.

All look great and a great location… hell no it would not put me off in the slightest. Ir would intrigue me and make me want to see it even more.

Shit photos of other rooms and shit location… would be another reason why I wouldn’t be interested rather than in itself put me off

I would probably not view. I would be planning ti rip a kitchen out most likely anyway but I would want to see the space to see if it was worth viewing. I know there is a floor plan but I can't picture things in my head.

I'd also worry that you'd be a really difficult, non committed seller, if you wouldn't even allow a photo of the kitchen.

No issue with the kitchen being seen in real life, just I don't want photos in the Internet.

It's a recently renovated lovely kitchen and the written description will detail that.

There's a few of you on here who would see past the lack of photos and still take a punt; that's heartening.

If the kitchen was recently renovated and looks lovely, but is not shown I would suspect the may be an underlying issue with it and you don't want it show for fear of someone recognising it and contacting your agent. You are significantly reducing your access to potential buyers given it is one of the most important rooms in the house when you are making a purchase. And one of the most expensive to fix if there is an issue. There is normally a fairly good reason when rooms are not shown and its not because they are too amazing for the internet.

I wouldn’t view. Kitchens matter, and I’m not going to trawl through the blurb which is all written from a marketing perspective anyway.

Would there not be a possibility of putting one strategically taken photo that gives nothing away? Just shows that it’s not a ridiculously old kitchen.
Or if there’s something else in the kitchen that you don’t want to be seen online, omit that part from the pictures.
I can’t see what could possibly be a problem with putting up a picture of just a few kitchen cupboards and worktop

I'd assume a full kitchen reno needed. If i liked rest of it and the price was low enough, I'd view it.

Did you hold up the kitchen manufacturer’s van at knife point and hijack the kitchen? So you don’t want Inspector Maigret chancing upon the photos and saying ‘ so that’s where it went! Call Janvier, get the repossession squad round there at once!’

It was inevitable that this sort of post would generate guesswork.

My guesswork is that perhaps OP lost a family member in that room, and has entirely redone it but remains entangled with it and doesn’t want it online.

I would think there must be something wrong with the kitchen if there was no picture. It wouldn't induce me into booking a viewing, it would actually put me off.

Lots of reasons come to mind:

OP has recently been turned down for a bank loan or similar which she said was to renovate her ancient kitchen. Doesn't want pix to reveal the truth.

OP's kitchen plays a starring role in porn movies and OP doesn't want anyone to know.

OP is an influencer who has declared the costs of a very nice kitchen as business expenses and doesn't want HMRC to notice.

OP is pleading poverty in another area of her life and doesn't want people to see how much money she's recently spent.

What about a close up photo of the cabinets and worktop so people can at least see what colour it is ?

OP, did your kitchen showroom/fitter provide CAD drawings of what it would look like which are a fair reflection of what it does look like? If so, use those. But you’re making life hard for yourself.

I’m Ok with no pictures of bedrooms and sitting rooms
But kitchen, bathroom, externals are a must.
Kitchen and bathrooms are by far the most costly rooms if they need work.
So I’d only visit if the price was well below others of a similar size locally.
I just wouldn’t waste my time.

I'm definitely suspicious if anything major is missing from photos e.g. no exterior photo means it's really ugly or dilapidated outside, no kitchen or bathroom photo and I'd assume they needed completely replacing. I would only view those properties if I was willing to do major work and thought the price reflected that. I always wonder why estate agents don't photograph everything.

Really odd not to it’s it’s recently renovated.
No pic I’d assume new kitchen needed.
If there’s a personal element can you remove/repaint before viewing or not photo part of it.
I was thinking known alcoholic and doesn’t want people seeing her massive wine fridge.

I'm looking to move. My decision process on houses goes
Location and price at the headline of the advert
Quick look at photo 1
Analyse the floorplan
If all above meet criteria, look at the other photos

I rarely read the blurb and if kitchen photos were missing I'd assume it needed ripping out and judge the price accordingly. Based on that I may not give the property another thought.

To be honest one person's renovated and replaced might be my personal nightmare depending on taste. It's impossible to know and then a viewing appointment might just be a waste of everyone's time.

The online details are your main selling tool, you need to make the most of them.

Really not emotionally attached to the kitchen though it has caused severe emotional strain.

Fuckit.

We paid a lot of money for a kitchen in Spring 2018.

Delivered December 2018 and it was 60% incorrect - kitchen company errors, Almost all admitted in first email on our alerting email.

They then went incommmunicado after that point.

We were without a kitchen (bar sink) for 36 months.

We tried to start the court process but they "changed ownership" but carried on trading almost as before but still wouldn't take our phone calls etc.

It cost us £12,000 to get the kitchen finished.

This cost we paid to the company was around £32,000.

We are left with a kitchen that everyone thinks is incredible but has left a bitter taste in our mouths abd a hole in our wallets.

The company use photos of previous customers as marketing in their website and social media.

I am unwilling to put photos of my kitchen online as I do not want them to have the opportunity to snatch photos and benefit in one tiny way from them.

It nearly broke us as a couple, I ended up At the GP bring prescribed anti-depressants.

I meant to add that if you're not including photos of something that's actually a selling point, then I'd be suspicious about the reasons why...maybe unfounded suspicions but moving is such an anxious time and people are always getting shafted, so I'd be on the look out for anything odd. I'd maybe wonder if the work had been done by cowboys or it wasn't paid for or something. And I don't think everyone even reads the blurb on the first sift, so might not pick up on what it says about the kitchen.
