Loft conversion

This feels a little indulgent as we have a reasonably large house but I really dislike the master bedroom - too small and cramped.

I have booked an appt to get a quote but just want to make sure I am not biting off more than I can chew.

If people don't mind sharing, what has a dormer loft conversion cost in the last few years?

Appreciate it can vary but just looking for a ball park!

We are S London/ Kent border. Having our loft done atm and it’s 65k plus bathroom cost.

In Ireland for a decent sized one on a 3 bed semi, I was quoted €20k six months ago.

We had our loft done for 16k, north east England. Included plastering and painting plus 2 large skylights. Very big Edwardian end terrace with high ceilings so didn't need dormer.
Can't believe what people pay, you could buy a house up here for 65-80k.

South London 6 years ago - 40k - which was the going rate at the time as what we wanted was v standard for houses near us

4 years ago - £50k. Had v similar quotes from several companies. Dormer, terraced house.
Have heard from friends locally that when they looked into it much more recently they were getting quotes closer to £80k+. Costs have rocketed.
We’re in Surrey.

It depends on size and what you want doing of course.

Friends of ours just had one done in kent £55k (bathroom was extra I believe).

Recently had a large loft conversion with rear dormer and front velux, dressing room and ensure. Involved adjusting 2 bedrooms. Main build costs were £47k, then additional cost for bathroom fixtures and fitting, built in wardrobes etc. We'll worth it in our opinion as not planning to move and the 5 beds on our estate are current going for around 250k more than we paid 6 years ago.

We paid £60k all in late 2019. High end - huge dormer, dressing room, bathroom, Crittal style window wall, solid parquet flooring etc. I’d double that now.

Summer 2021, 1930 semi, outskirts of London. We paid just under £50k including everything up to and including decorating. It's a huge master bedroom with Juliet balcony and large en suite. We absolutely love it, it's our sanctuary. It's meant the 2 DC have a large bedroom each and the smallest bedroom is now an office so it's made a huge difference to all of us.

I think we got in just before prices rocketed.

Early 2000 - 1950s semi - dormer with bedroom and en-suite and built in wardrobes c.£42k all in. We are based in the Midlands. Has made a huge difference to how we live.

SW London a few months ago. £63k for a plaster finish. Another £8k on shower room and carpet. Painted myself. I love it and glad we did it.

SW London - very similar to poster above. £65k to plaster finish. Probably £75k-80k once new bathroom suite and carpets + decorator included. We had to lower the ceilings so the decorating was significantly more as it included the entire 1st floor, which you wouldn't otherwise need to do. I have a toddler so there was no way i was doing it myself 😅

2020, Oxfordshire. 1 main en-suite dormer room and a smaller room with 2 large velux windows at the front. 50k (inc vat) to plaster finish. Victorian terrace if that matters.

~£80k for a hip to gable double dormer, 2 beds (1 with Juliette balcony) shower room, new roof and render. Completed this year

45k last year for huge dormer, 2 bedrooms and bathroom - included bespoke staircase so we could be clever with design

plus extra for bathroom suite and tiling, carpets, decoration (price above included to plaster), we also paid extra to get fitted cupboards/ wardrobes in one of the rooms, plus extra to remove an old cold water tank which was discovered, and building regs we also paid separate

so prob another 10-12 K

worth every penny as we have a huge space - have seen others for same price which gives smaller awkward spaces because of shape of roof etc and wouldn't have spent the same amount for that. We lucky though and didn't need to liver floors or anything as had the head height

Following this, I'm unsure if it's worth moving out or doing a conversion.
I'm leaning towards conversion though.
My neighbours are wonderful and I love the area.
But we need more space.

33k for a dormer with ensuite. It's added £200k to our house so good investment and it's awesome. It was however really stressful. Yes was last year. Definitely cheaper than moving
