Loft conversion

This feels a little indulgent as we have a reasonably large house but I really dislike the master bedroom - too small and cramped.

I have booked an appt to get a quote but just want to make sure I am not biting off more than I can chew.

If people don't mind sharing, what has a dormer loft conversion cost in the last few years?

Appreciate it can vary but just looking for a ball park!

I guess the amount charged for loft conversions reflects a bit what people will pay, based on what value they’d add to the house as well as building costs rocketing. Think about an area where the typical rightmove range for cost of 3 bed houses is 400k-800k+. And 4 bed houses are usually 550-1000k++. If you need another room, even at 70-80k, it’s still a lot cheaper than moving.

Last year.

It converted her 3 bed detached to a 5. Its huge and was well worth it.

You can get a lovely 4/5 bed here for £200k so no one in their right mind would pay £70k for a conversion.

I do think it depends on what level of service you are paying for as well. We hired a company who organised all the planning permission, co-ordinated all the trades and dealt with building standards when they raised questions. We also paid a decorator. I'm guessing if you are paying £20k you are getting a more basic service and doing more of it yourself.

An extra bedroom here would cost an additional £50,000 and you'd be stuck with a tiny garden and a downstairs bathroom to compensate.

It would definitely be worth it

Yes, famously very variable around the UK! Though I think there are more places that would be surprised at a lovely 4-5 bed for £200k than the opposite. Think the average cost of a 4 bed in the uk is over £400k. 200k is well under the average cost of any 2-4 bed family home in the UK, never mind a lovely one!

London 2 years ago: 2 double bedrooms and shower room. One of bedrooms has a Juliette balcony plus window; the other has 3 velux skylights. Large skylight over stairs going up plus skylight and 2 windows in the bathroom - around 100k plus bathroom/ fitted cupboards / carpet / flooring on top of that so prob 120k all in.
Now 5 bed house so will do well with a sale or renting down the line.

I live in a part of Essex where 3 bed semi detached houses cost £400,000.

My neighbour's dormer loft conversion, decorated, bathroom, etc cost £70,000. As pp said prices have rocketed in past 2 years.

Also Hampshire, but had our done 5 years ago for £40k.
We had a dormer put on the back for height (mid-terrace) and for the ensuite.
Was a huge room, and the 'Wow!' factor when we sold!

Five beds are £1m here. So 60-70k on a conversion makes perfect sense

We're in Bristol. We're doing an L-shape loft conversion, adding two double bedrooms and a bathroom. It's £85k including VAT. We got several quotes and they were all in that ballpark.

SW here. The previous owner did a very basic dormer conversion for £25k back in 2011. No heating and pretty cheap. We’ve recently spent about £15k adding a balcony, heating, carpeting and replacing a window.

I'm in the north east. My 4 bed detached newish build is valued at £225k but it's the largest style on my estate.

You can buy a terrace for £70k here so £200k gets quite a lot! 😂

Nearly £40k, South Wales. For that we got hip to gable dormer, juliet balcony, and a small but wonderful walk in wardrobe just before the ensuite. It was horribly stressful, but a year on I can say it was totally worth it.

Prices that aren’t very very recent are out of date unfortunately. I had one done two years ago for £45k, friend had a quote from the same company last week and it was over £90k. They live up the street so basically the same house. Costs of everything have gone up massively.

Had a white last year in the south east for a double dormer with two bedrooms and a be suite with dressing room. One quote £100k and another at £120k. Would be worth it for the extra space given the house price increases, but now that interest rates have rocketed we aren’t sure we can afford it!

@Lwrenagain nope. We are living through ours (with 3 pre school DCs). Might go away for a couple of days whilst the knock through happens.

Quoted 4-6 weeks, but already delayed because of waiting for materials.
