To be annoyed with these house sellers…

So I know I probably am being unreasonable but actually just need a vent.

We put in an offer on a house earlier this week, we fell in love with it and offered £12k over asking. We met the sellers and got on like a house on fire. They took a lot of pride in the property and seem to want to take in to account who will be buying their house. I know there were another four offers but from what the EA would tell us we were the highest (all offers were asking price and above). The sellers haven’t found anywhere as they are moving to a different city so it’s just slower as they can’t just nip for viewings and our house is on the market but not sold (viewings are commencing next week) the EA told me when they had the viewing that they had more viewings booked in for this weekend but as they had, had so many this week plus offers they were looking to cancel and accept an offer before the weekend. I just felt in my gut the house was ours…

Just heard from the EA that they are planning on commencing with viewings this weekend. AIBU to be a bit miffed?

Can anyone who has sold before give me any possible insight to what they are thinking?! Surely you would want to be sold as quickly as possible and with solid offers on the table would pick one. Especially as you have a couple of offers over asking?!

sometimes it not just the money, its how quick it can go through
when i was selling i wanted the best price but at the same time i didnt want to wait on someone having to sell, id rather take a slightly less price for someone who could proceed straight away

It's weird that you've met them as I haven't heard of that happening before. Yes, you would want to be sold as quickly as possible. Unfortunately that means proceedable offers (I.e. ones where the buyer has sold their property if they have one to sell) are going to get priority over yours at the moment. It's unlikely in this situation that they would take it off the market if you haven't sold yours.

Op they will be hoping to sell their house to somebody who already has an offer on their own house. Your offer, even though high, is pointless until your house is actually sold. Don’t be surprised if they sell their house to somebody else.

It is abusiness transaction. I think it is realy strange that you thought there was a connection and thought this would have any bearing.

They will be seeing if someone could progress faster or will offer more.

They most likely want to sell to someone whose already sold their home. Just delays things if you sell to someone whose still trying to sell, I really wouldn't bank on the house being yours sorry.

@chipsandpeas Do you think the fact that they haven’t found anywhere would negate that thought and maybe put us in a better position? Surely in this scenario we would be more desirable than say a first time buyer who is eager to get in, we’ve said we would happily wait for them to find somewhere apparently they’ve been looking for months with no luck!

@nutbrownhare15 i think meeting them is what made us feel we were in with a shot! As I said they were really interested in talking to us and getting to know us a little and as I understand it had been at every viewing!

I wouldn’t even consider an offer from someone who hadn’t sold theirs yet, especially not with a plethora of others on the table!

The thing is though OP, if they've had multiple offers over asking, they might conclude, posdibly correctly, that it was underpriced, and wait for something very much more substantial to come in.

100% this. When I sold my house last year someone offered a good price but they hadn’t sold. Their house is STILL on the market. I moved in to my new house 3 months ago.

@carriedout i never said we had a connection? If I had said that, it would be weird. I said we got on really well. From what I read of the situation it seemed like it may have played in to their decision who they sold too as they were making themselves available for every viewing and made a point of chatting to us.

Entorely reasonable for thebsellers to want further viewings - unless you have separate funds available, yours isn't a real offer until your house is sold.

You aren’t in a position to proceed with your offer until you’ve sold yours. They would be foolish to take theirs off the market until they have an offer that is proceed able. If they find a place they like, the EA selling that house will check the chain and it isn’t complete. So if the house they are looking at has multiple offers - theirs and one where the chain is complete, they will lose out to the complete chain.

I think it’s this the more I think about it. I spoke to another EA as the one we are dealing with and he said they were all quite shocked how crazy the interest in this house has been!

Also, I’m new to this whole process as we bought a new build - are we in a stronger position if we are under offer or are we undesirable until we have completed?

If your house isn't sold, then your offer isn't something they can guarantee will go ahead. They are more likely to accept an offer from someone who is able to proceed immediately. They may have plans to rent short term while they house hunt in their new city. You can't expect them to wait around for you to sell your house.

I am in Dublin and the housing market is tough we sold and bought a couple of years ago EA wouldn't even show you a house unless you were sake agreed on your own or mortgage approved if first time buyer, if you want to be an attractive potential buyer you really need to be sale agreed or at least have offers made on your property

Also, it probably doesn’t matter but when we explained our position to the sellers and told them where we were selling he said ‘oh you’ll have no trouble selling that’

But you haven’t actually sold. Until you do you’re not proceedable.

You can't proceed because you are not under offer.

you actually dont know what you will sell your house for, so you can't know what you can afford to offer.

No one is ever going to accept an offer from someone who isn't proceedable.

You need to get your house under offer, then and only then can you offer on somewhere to buy.

Apologies. Yours is on the market but you've had no viewings. What you've offered is theoretical.

You don't have the money to buy their house, assuming you need to sell yours in order to do so.

They'd be insane to take their house off the market for you.
