So I know I probably am being unreasonable but actually just need a vent.

We put in an offer on a house earlier this week, we fell in love with it and offered £12k over asking. We met the sellers and got on like a house on fire. They took a lot of pride in the property and seem to want to take in to account who will be buying their house. I know there were another four offers but from what the EA would tell us we were the highest (all offers were asking price and above). The sellers haven’t found anywhere as they are moving to a different city so it’s just slower as they can’t just nip for viewings and our house is on the market but not sold (viewings are commencing next week) the EA told me when they had the viewing that they had more viewings booked in for this weekend but as they had, had so many this week plus offers they were looking to cancel and accept an offer before the weekend. I just felt in my gut the house was ours…

Just heard from the EA that they are planning on commencing with viewings this weekend. AIBU to be a bit miffed?

Can anyone who has sold before give me any possible insight to what they are thinking?! Surely you would want to be sold as quickly as possible and with solid offers on the table would pick one. Especially as you have a couple of offers over asking?!

Being "on the market" (not even with any viewings so far) does NOT mean you're proceedable.
They'd be stupid to accept your offer at this point. Of course they're going to continue with viewings.

It just sounds like they were being nice/ friendly, they arnt going to sell to you based on you shouldn’t struggle to sell, no one knows what will happen

There's no urgency as they haven;t found a place to buy yet.

Meanwhile, they've had four good offers and with lots of viewings booked, can reasonably anticipate more offers to come. So naturally they will hold out to see which offer is the most attractive.

An offer from someone who has already sold their property, or a cash buyer, is more attractive than an offer from someone whose house is unsold, hasn't even had viewers yet. Lots of agents would tell their client to ignore your offer because it's totally dependent on you managing to find a buyer at the right price.

As others have said, until you are procedable - ie can get enough money from an agreed sale (ie under offer) of your house and/or cash, you cannot agree to buy their house.
Likewise, they can't have an offer accepted on a house until theirs is under offer.
They are doing things in the correct order. You have jumped the gun somewhat.
Get yours u Der offer, then go vack to the, if they aren't under offer by that point.

Your house might not sell for what you want it to, so you would have to reduce your offer. As it stands, your offer is only really theoretical as you don’t have the funds to go ahead yet. I can see why they turned you down. A FTB already has the funds agreed.

@2bazookas Ok, agree. It makes sense! I’m just disappointed houses in our price range in good condition in our area are so rare (hence why they are so popular!) I just had a really good feeling about it. You never know what could happen!

You offered the highest OP. Had bugger all to getting on with you and taking that in to account when considering who to sell to!

We did factor in to our offer having to sell with a £10k loss and we still had another £10k to offer (in theory from cash savings mortgage etc) if that makes sense? I.E our broker did the sums and this house was £20k what we could realistically afford selling our place £10k under asking. But I see your point, could all change!

you actually said you “got on like a house on fire”, which does sort of suggest you thought there was a “connection”!

I understand your disappointment, sounds like everyone is thinking the same thing about this house, maybe cut back on looking till you’ve had a view viewings or an offer so you don’t feel disappointed again. Having said that, I believe with houses, that whatever happens, ends up being the right thing in the end 😊

We're not even accepting viewings on buyers who haven't sold (or otherwise un-proceedable)! It's just time wasting for all involved.

You're not proceedable so it is no surprise they are looking for other offers. They want someone who is at least under offer. It's shit for you but there is no guarantee your house will sell quickly. They really should not have let you view if being under offer was a prerequisite.

You offered the highest OP. Had bugger all to getting on with you and taking that in to account when considering who to sell to!

And we still haven’t got it…. Yet 😂 I was feeling pretty disheartened but this thread has spurred me on which makes no sense as there’s nothing else I can do other then then hope for the best.

lookong forward to coming back on Monday and letting everyone know we got the house 🙃

Agreed, on the not letting us view if it was important! Would be interested to know what the situation of the other offers are and why none of those were accepted.

I would not have let you view my house if you were not under offer. It wastes so much time when people do this and are not proceedable.

Entirely reasonable as you're not a proceedable buyer. I wouldn't accept your offer, especially given the level of interest. What if your house took 3 months to sell but they found one next week?

If you haven't got an offer on your own property then you will find your offer on other properties won't be taken seriously.

You are not in a position to proceed so they quite rightfully will carry on the viewings.

A lower offer from someone chain free would be more advantageous for example.

You are kind of answering your own question here. They have an asset that many people want. Why would they stop marketing it for you when you can't buy it until you have sold yours? Confused
You have even said yourself, you would be prepared to pay another £10K over what you have offered. Presumably if you are, then there will be other people who might, too.

This. I probably wouldn’t even agree to you viewing it until you are proceed-able as it’s a waste of time until you’re under offer.

Op...most house sellers would consider you until your house is sold. Totally understand why the sellers want to continue marketing their house.
