How much 4 meters back single extension, loft conversion and full house renovation might cost in London?
Please, could anyone tell me rough estimate?

What a ridiculous question, no one can answer that. Is the house one bed or 17, what spec are renovating to? Where in London, it's a big place?

kimcho · 04/03/2023 11:53

Sorry, forgot to put in my post. It's a semi-detached 3 bedroom standard house in zone 3 SE London, Crystal Palace area.

I did a side return (6mx1.5m) and a loft conversion and modernised the rest of my house (new electrics, installed heating etc) on a 3-bed on the Southfield's grid (SW18) and it cost be about £150k all in. The company I used gave me a quote before we started, I'm sure they could give you some advice too www.hometales.co.uk

Nobody on here can answer this! We have no idea of width of back, access and soace on landing, level of spec etc etc. Get some quotes.

About 55k for a loft conversion with dorma. The rest is difficult to estimate. Wiring, plumbing and any structural work is what will eat your budget up.

Bear in mind The cost of Materials have doubled in some cases since lockdown, tradesmen are in high demand and their prices reflect this.

RPost and LuxD, thank you both for very valuable information!

I did this on my house in Southfields. It needed taken back to brick and extended so I did a side return and loft conversion, taking it from a 3 bed to a 5 bed. The cost breakdown was as follows (bear in mind this was 2019):
Side return: £70k
Refurbishment throughout (this was new plaster, electrics and plumbing): £30k
Loft: £50k
Architects and party wall fees: £6k

The company I used gave me advice on cost and the process etc. They were extremely helpful - Hometales, London. Good luck with your project :) xx

We just spent about £200K including garden reinstatement, all flooring, new plumbing, 2 new bathrooms, all rooms re painted, some new windows, a big extension with 2 steels and 2 sets sliding doors and 2 roof lanterns. No loft conversion.

Done to a good standard, expensive bit of north west. Done during pandemic so mostly costed before materials went stupid though we did get a bit caught about by that for extras.

That was a 5 bed semidetached.

Nightmanagerfan · 14/08/2023 15:40

£180-250k depending on spec.
I'm very near you. Loft conversions that would have cost about £50-50k two years ago are nearer £80-90k now.

We renovated a full three bed inside not including electrics and it was about £90k, two years ago. Now it would be more.

To give you an idea - I'm getting some cupboards/worktop and sink for a utility room this week, ikea comes in at just less than £2k. The designer from ikea said two years ago it would have been less than £900. Materials really have doubled. We paid £900 (incl materials) to have one small room plastered.

For the loft look at JPC Carpentry - they just do loft conversions and seem to be doing loads around here.

lovewoola · 14/08/2023 15:41

150k

lovewoola · 14/08/2023 15:42

minimum depends on how much you want to renovate.

I missed the life conversation, 200k

lovewoola · 14/08/2023 15:43

loft!
