Hello so I'm just looking for a bit of advice I've currently bidding on properties to get off my sisters living room floor with my 2 children. Im 3rd position on the list and the bidding ends tomorrow night so I'm thinking it's likely I'll be contacted. My only concern is this property says s106 applies and having a local connection to that area is required. I have lived around here my whole life but not in that exact town will I get refused for this reason:( I really hope not

If you are third on the list, doesn't that mean that you'll get it if the two above you decline?

In my area they contact the first 3 in line. I'm just thinking ahead so I don't get my hopes up for nothing

I'd imagine it would mean a local connection to the area your current council serves, so if the town is within that area, then it should okay.

I work for a HA, I have done for 20 years. We contact the first place only. If they decline we move onto the 2nd etc.

OddshoesOddsocks · 14/01/2023 15:46

Both times I was on a list for a house I was 11th on the list and jumped to the top because of my local connection.
In my village, if you have the strongest local connection on the list then it trumps need. I’ve been told it’s to preserve communities and so locals are not pushed out.

If you have a good local connection then I’d say you’re in with a good chance, you just have to hope that no one has a better one. Good luck!

SomeCommonThing · 14/01/2023 15:47

It depends, there's a difference between a local connection (which I am assuming the council are satisfied you have to accept you in the borough/district) and a Local Lettings Plan.
You can have a local connection and not meet the terms of an LLP.

Whether you are offered this one or not, I'd offer the reassurance that it shouldn't be too long if you're 3/106.

All are different my council contact the first 3 and invite 1 and 2 to visit at the same time.

s106 is a pain in my ass! it's the town/parish they state, and in my area they are super strict (villages near by don't count) about it so i wouldn't get your hopes up.

Thoughtful2355 · 14/01/2023 16:09

You only have a local connection if your connection is to the same parish or council as that property.

Tinkerbyebye · 14/01/2023 16:09

Basically s106 normally means month one it’s advertised to people who live in that village/town. Second month it’s extended to immediate surrounding villages/towns, third month open to anyone

Thoughtful2355 · 14/01/2023 16:09

@Tinkerbyebye

That isn't a section 106 at all.

Megan000 · 18/01/2023 13:49

I’m commenting a bit late but I previously bidded on a property that said ‘local connection required’ like the one you went for and I didn’t live in the town the property was in or have any family etc there so I would’ve come 1st/2nd as I’m classed as risk of homelessness so I’m top band but because I had no connection I was moved lower down the list at my council the more points you have the higher priority you are…I had 156 points and the family that won the house had 90 so as you can see they were a much lower band then me but they got the house simply because they lived in the area so I think in these circumstances the council looks through the applicants that showed interest and then rank them in order of who lives closest rather then who has the most points.

When we viewed properties we had around 5 other families arrive at the same time to look around.

Rinoachicken · 18/01/2023 14:58

I think it’s cruel to invite mutiple families to view at the same time when the reality is the 2nd 3rd families will never even get offered it if the 1st family say ‘yes’. What’s the point? Just wait until the 1st place family have said no and THEN view to the 2nd place etc.

Otherwise it’s a bit like ‘and here’s what you COULD have won! But unlucky, back to your hovel you go, better luck next time!’

I do not want to see where I MIGHT have been able to live, I only want to see it if you are actually offering it to me!

Hi I'm currently on band 2 on the housing list and have been for 4 years I spoke to my housing officer last week and she said I'm at the top of my band what does this mean ? Does it mean I'm in with a chance of being considered for a property? Thank you

RoamSeeker · 23/02/2023 15:29

@Anon2289 i guess it means you are the person who has been on that band for the longest so you have the most chance out of anyone in that band and below. Do you have to bid for houses? It usually shows you your chances there

Anon2289 · 04/03/2023 19:44

Hi thanks for the reply yes I'm allowed 2 bids a week I always bid if there are houses , but I never come anywhere close im number 49 at the moment on a house but was considered for a house at number 53 on the list last year was told it was mine then they gave it to someone else I'm currently sharing a room with a 8 year old as she cannot share with her brother due to medical reasons and he's also 13 , 14 this year but fingers crossed it soon x

MummyInTheNecropolis · 04/03/2023 20:08

I was in 5th place and was called to view the place along with the 4 others. I got it. Been here 12 years now so things might have changed but don’t give up hope yet!

Anon2289 · 04/03/2023 20:13

Thank you for the reply I appreciate it hopefully won't be too long now 🙏 they did say I was the top of my band (band 2 ) so fingers crossed x
