To expect them to replace my carpet?

My toilet started leaking on the 17th of November and I reported it to my housing association.

They responded to say they would send someone out on the 24th January. By this point, the water was leaking out onto my carpet and there was a wet patch. Heard nothing back.

I contacted again to say that the water was spreading rapidly. Nothing.

I contacted again so say essentially the entirety of my carpet was completely saturated with water. Nothing.

It's absolutely sodden. It stinks. We have to wear shoes inside. The entire landing is completely saturated and it's about to come into my bedroom.

The carpet will 100% need replacing. They should do this right? I don't know what to do!

I can't do it by hand, I have a disability affecting my mobility.

Have you made sure that all correspondence is in writing?

I would try contacting environmental health for advice.

What is actually wrong with the toilet? Is it clean water leaking from the cistern, or contaminated waste water from the bowl / u bend?

Until the leak is fixed, can you stop the water from spreading - maybe place towels around source of the leak ? Can you contact them again and say there is a significant leak and can it be upgraded to urgent ?

Yes it's all in writing. I can't see where it's coming from.

I have tried, but they become saturated within hours.

I have already let them know it's significant but heard nothing back.

For starters prevent any further damage, get the bedroom carpet lifted, if you a
have a mattress cover or rubber sheet type thing use it to cover floor with towels on top.

Can you get a friend or neighbour to come turn the stopcock asap?

If its essentially sewage, use that term and point out the health risk of leaving it leaking. They need to come look at it sooner.

So for two weeks you've done nothing. And although it sounds as if you could mop up every hour or two or put down towels on a bin bag to soak up the water and then wring them out, you've done nothing. Not even take up the carpet or try and prevent it getting soaked. You've just left it.

No, I don't see why they would replace your carpet.

I can't be sure but further up the OP said she has mobility issues.. this may prevent her from being able to do these things maybe

We had a leak in our toilet for a few hours that ruined the flooring so the insurance not only covered that but the entire downstairs flooring being replaced because the toilet flooring ran through the entire home.

people are funny on mn and hate people getting stuff for free even though you are totally legitimately entitled to it.

you need to get tougher and keep a log. If there’s no resolution write to the housing association’s ceo.

It sounds like the HA have recorded the repair as a leak. What you need to say. Is that the leak CAN'T be contained (assuming it can't that this). That's the terminology you need to use. Also might be worth contacting your local councillor as contact from them usually puts a rocket up their arses. I hope it gets sorted for you.

It's their responsibility to fix it in a timely manner, I signed a tenancy agreement and pay a service free every month.

I have a physical disability that means I have been unable to do these things.

Also, who has the time to mop water up every hour of every day for almost a month?

I missed the bit about mobility issues. Even so, surely it would be possible to knock on a neighbour's door or phone a friend to come round and see what they can do. I'm presuming the landlord's not prioritised it because they assume the tenant will do the basics such as mopping up, putting a bowl under the drip or whatever.

OP, take photos of the damage and send them in emails to your landlord and also to your MP with an explanatory note. A phone call from your MP should sort it out quickly. If you're on Twitter, tweet the landlord and post the photos. Call the CAB:

It may be a problem that can be sorted in five minutes with a bit of PTFE tape or some silicon. Is there no one you know who knows a helpful plumber? A lot of tradespeople will help out in an emergency if they can as long as it's an easy fix.

How about contacting the landlord to say that as the property is effectively flooded, they will need to rehouse you until the problem is fixed? Doing something — phoning around, asking, trying to get people involved — is surely better than doing nothing for six weeks?

House insurance should fix it.

I think it's strange you haven't done anything to help the problem yourself though. At the very least call out a plumber then recoup the cost from the council.

My dad used to be a landlord and has tried to fix it but I can't. I don't have any friends around here.

I have called and emailed until I am blue in the face.

I cannot front the cost of a plumber.

My home insurance says it doesn't cover:

"Damage caused by escape of water or water entering the home, whatever the cause"

With all the focus on social housing atm contact your MP.

Especially if the damp is making you ill.

Im in a HA house and a leak that is this bad would be treated as emergency by my ha , as it will be causing more damage to the property
