To expect them to replace my carpet?

My toilet started leaking on the 17th of November and I reported it to my housing association.

They responded to say they would send someone out on the 24th January. By this point, the water was leaking out onto my carpet and there was a wet patch. Heard nothing back.

I contacted again to say that the water was spreading rapidly. Nothing.

I contacted again so say essentially the entirety of my carpet was completely saturated with water. Nothing.

It's absolutely sodden. It stinks. We have to wear shoes inside. The entire landing is completely saturated and it's about to come into my bedroom.

The carpet will 100% need replacing. They should do this right? I don't know what to do!

I had a leak CAUSED by the housing association (new pipes fitted for new radiators) leaking through the bedroom ceiling due to the pipes not being fitted correctly. I called them sooo many times about the water pressure going down, they kept fixing the pressure but dismissing my concerns of why and a possible leak somewhere. Eventually one repairman said it "will probably be a liccle leak, don't worry darlin just keep an eye out for a liccle wet patch on yer floor somewhere'
No. My entire bedroom ceiling caved in overnight.
Took 8 hrs for the emergency plumber to come as he slept through his phone ringing, then they left my bedroom without a ceiling for over a month despite constant calls.
After posting photographs of how they had left it all over Facebook they finally came out and wouldn't fix it until they had tested for asbestos. Another 2 weeks later that was done (never told me the outcome despite asking many times) and eventually replastered the ceiling.
I was then told it was my responsibility to treat, then paint the bare plaster. My newly decorated bedroom was destroyed. Carpet ruined, plaster all over my new wallpaper. I had to pay for the new decorating materials, get my dad to do it for me (single after my bastard of an ex had left) as I was 8 months pregnant and climbing over furniture to get into my sons bedroom where I had had to set up camp as my room had to be empty of all furniture due to no ceiling.
I got no compensation, no apology and no help.
So don't bank on them replacing your carpet basically!

@GlitteryFarts Im disgusted but not surprised. Which HA was it?

Wanderingoff · 06/12/2022 19:59

call and then put on writing

clearly stare there is raw sewage. You have a 4 year old and you are vulnerable. Tell them it is an emergency. Also tell them that you are making a formal complaint

find the ceos emails and email them. Tell them the above and when you first complained and that you have told them a number of times. Tell them you’re also contacting the housing ombudsman.

raiae a complaint with the housing ombudsman - you won’t actually be able to take the complaint there yet but good to get on their radar. Tell them raw sewage and vulnerable child

the landlord is totally responsible and being negligent. Advocate for your rights

also contact your mp and mayor/councillor

@GlitteryFarts did make a formal complaint? Thanks

No I didn't.
In hindsight I should have, but it was 5 years ago now so too long has passed. At the time I had enough on my plate with my ex walking out on us etc and was just so relieved I'd managed to get it sorted before my due date.
If it happened now I would be on it like a ton of bricks but at the time I didn't have any fight left in me. Sad really looking back....
I couldn't afford home insurance at the time so put myself in debt replacing everything that was damaged. Awful considering I've never missed or been a day late with rent but this was what I had to put up with.

Do you have Home Emergency through your home insurance?

They will be able to come out and stop the leak.

In terms of the carpet, you would be able to claim for it under contents insurance as carpet is classed as a content.

With escape of water you claim for the damage caused by the leak and not the leak itself.

And never mind what PPs have said, it's not in any way your responsibility to find out what's wrong or try to fix it. Aside from that, he last thing any HA or other company would want is amateurs poking about in what is a potentially dangerous situation.

I wouldn't use the overhead lights downstairs OP, if there is water running through or near the electrics that's very unsafe.

Your HA should have an out of hours emergency line OP

Exactly. Also your landlord is responsible for the plumbing and for damage caused by it being defective.
