To expect them to replace my carpet?

My toilet started leaking on the 17th of November and I reported it to my housing association.

They responded to say they would send someone out on the 24th January. By this point, the water was leaking out onto my carpet and there was a wet patch. Heard nothing back.

I contacted again to say that the water was spreading rapidly. Nothing.

I contacted again so say essentially the entirety of my carpet was completely saturated with water. Nothing.

It's absolutely sodden. It stinks. We have to wear shoes inside. The entire landing is completely saturated and it's about to come into my bedroom.

The carpet will 100% need replacing. They should do this right? I don't know what to do!

Their website says this type of issue should have been resolved within 4 hours! I would also put in a formal complaint, if you haven't done so already.

Did you try this emergency call-out line? You mentioned previously that you pay a service charge on the property. What does that cover?

I'm a landlord and would expect to deal with this ASAP and not later than same day.

Yes I called that number and fully explained the situation.

It covers things like this and other forms or maintenance etc.

The carpet is the least of your worries if water is coming through your ceiling. We had a leak and it buggered the electrics.

Ask to speak to a supervisor on the reactive team . They should have dealt with this within 4 hours . You can't be expected to live like that

The fact they are now coming Monday says they didn’t know this was an emergency? Did you tell them today it’s now impacting rhe ceiling?tell them it was an emergency?

Their own website states this sort of thing as an emergency! And the turn around is 24 hours. I’d be back on the phone every hour until someone took note. Just because someone’s not trapped under rubble or the place is on fire it doesn’t mean it’s not an emergency this is urgent and needs attention. Get this all on email too so when - and they will at some point come back to ask why it wasn’t dealt with sooner, you have a trail of information to give them that it was their own incompetence that led to any structural damage.

I couldn’t live in that situation and neither should you.

Have you actually told them that you have water coming through your ceiling from the loo? I just have the feeling that you aren't explaining it to them. This would definitely be an emergency where I worked in the public sector.

I have told them it is leaking through the ceiling. I have also told them it's been wet for three weeks and if only takes 24 hours for mould to grow. I've explain my whole landing is saturated and it's only getting worse.

OP hasn't responded to my questions, but it seems extremely unlikely that urine-tainted water is escaping the loo unless the bowl has been broken.

I used to live web chat feature and she said someone will be out within 24 hours.

I am now asking how u can complain and what they will do about my carpet and the ceiling.

If you are with aspire housing, I have just looked at their website. I think that they think that leak might be contained. Email the chief executive, stating that you feel that if you don't get immediate assistance then you will be making a formal complaint and reserve the right to contact the Ombudsman if you do not receive redress.

I'm glad they're finally getting to you. Appalling you've had to wait so long. Perhaps they could bring a wet vac and a dehumidifier?

Forgot to say before, they should also be compensating you for any of your things which have been water damaged (sofa, ornaments, bath mats or whatever). So sorry this has all happened, and so close to Christmas too. Glad they are (finally) coming out to you x

Who is your HA?

Have you explained you have an uncontainable leak that cannot be controlled or contained overnight and that you cannot isolate the the cisterns isolation valve.

Most HA have an emergency out of hours service have you CALLED them?

in the mean time, you can put black bin bag liners over the carpet to contain the leak and use buckets and towels to contain as much as you can.

—Misses point entirely but why do you have a carpet in your bathroom, it’s complexly unhygienic—

Find the tel number for the housing ombudsman for your area and call them asap because its an emergency and the HA are not dealing with it quickly enough.

A 2 year old child passed away not far from where I live, due to negligence a HA and the government (Michael Gove) are looking at ways of making HA's accountable.

Also contact environmental health at your local council as well.

If you choose to get an emergency plumber yourself, the HA can refuse to cover the costs.
