To think that £17k for a patio is quite a lot?

It’s about 26m2, we want it done in porcelain. Quote excludes VAT. Is this this going rate for a patio atm or aibu this seems a lot? We’re in west Yorkshire. Previous patio has been dug up and removed so just rubble left atm. Thanks for any advice!

Have you had a quote breakdown?

Eg. Cost of tiles / other materials (hardcore, cement, edging etc), cost of removal of any rubble or materials currently there, cost of labour (how many people and how many days is a big factor), machine hire etc?

We had a similar size patio put in two years ago, with sleepers surrounding for about half the cost. We didn't have porcelain (Indian stone) and this was in the NW. Not sure if that's at all helpful. Landscapers are rather expensive especially in summer!

That's quite big area (6mx4.5m roughly?) in a fairly expensive material. I'd get another quote or 2, but it's not beyond the realms of possibility.

Well the rule of thumb is to ask local friends for recommendations, and get three quotes; the other two quotes should shed some light on this.
Remember that a high quote can be some builders' way of saying they don't want the job!

All things are relative. How much is the house that you plan on sticking a £17k patio on?

I mean my house cost me £23k (don't shoot me I bought it a while ago!) So there is no way I would be paying nearly the same for a patio!

I think that is a hell of a lot. That much porcelain paving is going to come at about £2k, so £15k for groundwork is absolutely taking the piss.

Are you in a very posh house in a very lovely area, by any chance? My friends are getting quotes for an extension and they are coming in at literally double the architects estimate, which itself was pretty much top of the range. My friends are very well-off and their house is massive and beautiful. We strongly suspect that the builders double their quotes as soon as they see the house and the cars on the drive.

But there's no reason why the cost of a patio should be linked to what someone originally paid for their house! It depends on the labour and the materials.

Quote is based on 30/m2 for the porcelain and I haven’t seen a quote breakdown. Maybe it is that he’s not keen to do it. He was very insistent about doing it a particular way that we weren’t keen on so maybe that’s it. Got a couple more people coming to quote so hopefully that’ll give us a better idea but just wanted to see what other people thought so I’m not in for a shock. Definitely didn’t expect that much!

@PonyPatter44 we are in a nice house and area but I feel we shouldn’t be taken advantage of because of this. I feel for your friends as we’ve had similar. We’ve worked very hard to get where we are and I don’t really want to pay thousands more to someone just because we live in a nice place 😭

That’s a huge area. Also, are there Groundworks involved to pull up what’s there, level it etc. And material costs are high, especially porcelain. Sounds not too far off.

I would recommed a red brick patio. A porcelain, which is generally white or cream, will get so dirty.

True, but she asked, I answered! My opinion on my house it's not justifiable. If I was living in a half million pound house I'd think differently!

Our patio cost 12k

it was finished last week, it worked out about 6k labour and 6k materials

i think the builders were a bit slow but they did an excellent job overall and more importantly were the only people we could get!

this was porcelain but about 5/6 years ago we paid about 8k for a similar size but granite…granite does seem to have gone up a lot

My builder BIL does that.

He also increases the quote if he thinks the client is going to be a pain in the arse!

It’s really not huge . Ours is over 120 m2 , it is huge, and it cost 25 k plus vat. But we used Indian sandstone.

op that quote is a very high.

ps, And don’t worry about it getting dirty, you just clean it/hose it off, you don’t need to buy stuff in dark colours so you don’t need to clean it. Confused

We had a patio done recently for around the £13k mark all in. It was 125 m2 and sandstone that came in at £27/m2. The work included removal of approx 100 m^2 of crazy paving, plus the remainder of the prep on a turfed area, then laying of a new sub-base, and the stones themselves. We also had some small retaining walls and decorative brickwork bits and bobs done. I think the quote is high.

The cost of the actual materials have sky rocketed over the last 12 months, as have costs such as transport etc. £17k probably isn't out of the way, and don't forget that £2.8K of that will be VAT.

We just had a 9x4m patio done on sandstone for just over 5k, including a lot of leveling up, little brick retaining wall etc.

So most of your cost must be materials as the size isn't massive.
