To think that £17k for a patio is quite a lot?

It’s about 26m2, we want it done in porcelain. Quote excludes VAT. Is this this going rate for a patio atm or aibu this seems a lot? We’re in west Yorkshire. Previous patio has been dug up and removed so just rubble left atm. Thanks for any advice!

That sounds much too high. What research have you actually done for yourself?

Outdoor porcelain tiles ... depends on how fancy you want to go. This one comes up to about £1,300 for 30m2.

The rest should be standard materials cost. They are higher than they used to be but not so high as to justify 17k.

Adhesive = 40 to 50 bags of 20kg each at £15 to £20 each.. www.builderdepot.co.uk/mapei-mapeker-grey-rapid-set-flex-adhesive-20kg

Base support..... concrete poured to about 10cm deep to support the tiles or an alternative solid base. You can google the cost of this based on your measurements.

Labour costs will depend on the builder...to
level the ground, pour concrete, cut tiles, lay tiles, fill in grout.

I had one laid, about 32 square metres, more of a terrace, that included removing the lethal decking and pergola over it, a couple of years agoiand it cost £3.750 including VAT. It's normal sand coloured slabs, the use of porcelain will clearly make yours more expensive. I'm in Nofolk, if that makes a difference.

We recently had ours done. I was gobsmacked at the prices we were quoted! Landscapers are expensive. Materials have gone up massively too.

Depends how many bodies you want to bury under it, surely? 17k for one is a lot, but I'd have thought you could get quite a number under a patio that size, so maybe sell some plots off to make it more worthwhile...?

We had our garden done including 50m2 Porcelain tiles, garden levelled, new turf, planters and slatted wood attached to existing fence posts for £14k

I'm in South Yorks and paid 2k for 20sqm of indian stone. Including ground works but I already had the bricks for the edging.

There is no way I would pay anything near that quote

Who was there to take the quote? Can they give you a full breakdown of costs so you can compare with what others are quoting

My parents had a quote to do their garage doors last week,which was frankly criminal.

There are two many traders who are trying their luck with older people,or based on whether they think the owners have money or not.

Can you get some recommendations from Check a Trade if no friend or neighbours have any.

I had the exact same size patio done in porcelain in summer 2020, including all grounds and prep work (removing existing patio and gravel) for £5k… market town in SE!!!

I had some patio quotes recently - first one £6k. I nearly keeled over. Next ones were £2 and £2.5k.

As others have said it depends on the tile you have selected, large format are quite expensive. Also laying porcelain tiles is nothing like laying brick or Indian Sandstone which has relief to it. Porcelain is unforgiving, requires a level concrete base with a bedding.

We paid about £25k however as I say we wanted minimal joints and where there were joints them to align with specific elements so material costs were higher than those people are quoting above from cheaper ranges.

Very high, we’re having ours down now in porcelain 76m2 patio we got a good deal on the slabs they came to £1800. Then the labour and all other materials including the whole garden being dug up and some drainage takes the total to 6000. We got several quotes and the highest was £18700, we laughed and put that one in the bin.

We paid 9k about 15 years ago, we had 3 lots of steps included although they were only £100 each. 2 men and they were here over a week. It was a lot of work. Get 3 quotes at least to compare prices.

The cost of the actual materials have sky rocketed over the last 12 months, as have costs such as transport etc. £17k probably isn't out of the way, and don't forget that £2.8K of that will be VAT.

It excludes vat 😬

Definitely shop around and get some more quotes. We saved 5k by going with someone who quoted much less than someone else and they did an amazing job.
Porcelain is more expensive to purchase and is more time consuming to lay but its well worth it as it looks stunning, modern and sleek and is very durable and long lasting.
Hopefully you can get a lower quote and get your lovely patio in time for summer!

Definitely get some more quotes, some builders absolutely put on extra if they think they can. A friend didn’t believe me but humoured me when I said to put their cars around the corner, then next quote in was 20k less than previous ones that had all been similar.

When the job was being done he spotted the cars and said to the glazing guy who he didn’t realise was a good friend of theirs that he was doing to stick extra on top of the glazing as extra profit as ‘they can afford it, look at their cars’.

Love the brick patio and the cat and 😂that someone thinks it is dirty, how ridiculous!

We had a similar size patio installed, requiring very little prep work though, laid with Indian sandstone slabs in 2020. It was £1200 with a load of other jobs included.
It was during lockdown and we paid in cash, which I'm sure has something to do with it!
