Landlord turning up unannounced

So I moved house recently and my landlord seems to be coming round a lot. He comes round more then my own family. He is trying to get my family to do repairs had to do a few as he hasn’t done them and it costs me for the things that needed buying to do the repair. I pay quite a high rent for my area and I’ve noticed he seems to hang around more when rent is due. He was supposed to be coming by for something yesterday but then turns up randomly today. Am i in the wrong but I’m kind of getting sick of it. I just want privacy is that so wrong.I homeschool so the constant disruption really isn’t good for learning. I honestly dread him messaging or calling because I can’t deal with the constantly coming around. I’ve got enough to deal with financially so I don’t need him hovering over stressing me out more.

And yes to the tenancy deposit being protected, it's a legal requirement, as is electrical safety and gas checks. In Scotland, you have to be registered with the Local Authority and be a fit and proper person too...

You are legally entitled to quiet enjoyment of the property. You need to be firmer with him. If he does not leave you alone you will leave (if you can). You certainly do not pay for materials and get someone to fix things. That's the only beauty of renting.

My landlord always gives me notice of when he is coming around. Even then he does not come into my apartment without being expressly invited.

Update on the situation I’ve just had my energy provider refuse me for smart meters because they would have to isolate my fuse box and I would be off power until my landlord got an electrician out. Explained this to my landlord and he said just to leave it but when I’ve asked the guy about whether this would have been flagged up on my gas and electric certificates he said yes because live wires are exposed. So not only have I got repairs not being done but even the most basic health and safety things aren’t done. Still have to ring the fire brigade about smoke alarms as the one left on the side has battery hanging out and no cover so can’t be put up anywhere. My week is just amazing as you can tell.

Start looking for somewhere else. His behaviour isn't on and if you call him out on it he'll probably evict you anyway.

Contact enviormental health you can't live somewhere with wires exposed.

I don’t get why you are allowing him to behave like this tbh. Stop contact with him - mute him or block his number and tell him he can only contact you by email.

report him for not doing repairs and the dangerous wires etc!

he can’t just come round when he feels like it and I’m not sure why he’s asking you to do repairs? Just say no.

This is shocking! I'm a landlord and I'm meticulous about certificates, paperwork and repairs! If my tenant gets in touch I get things fixed quicker than stuff gets done in my own house!! They are paying me money to live there and I hate these dodgy landlords that just take the money.
Your deposit should be in a government approved scheme

I had a landlord like this who actually lived on the end of the road as well and just kept on coming unannounced for stupid reasons. So when our 6 months was approaching, we gave our months notice and moved out. My advice like others have suggested is to log all of this and move out asap. Is he trying to renovate his property at your expense when all these repairs are his responsibility?

It sounds like it’s not in a fit state to be rented and he sounds very intrusive. You don’t have to be available to him 24 hours. Reply later and later saying you’re busy. Cheeky git

Its not a safe place to live, he hasnt maintained the basics, I would report him to the council, get your deposit back and move asap.

Why do you have to phone the fire brigade about smoke alarms?

Your landlord has a legal responsibility to install them in specific places.

As that’s a matter of your own safety you’d be a fool to not act on it yourself if your landlord refused.

So: call landlord and tell him to do it. If doesn’t, go and buy some and keep the receipt, and with hold the cost from your rent.

The fire brigade are great, but it’s odd to be calling them about a broken smoke detector!

So, have you not seen the gas and electric safety certificates?
Are you saying that they were signed off incorrectly - or that the landlord hasn’t done them, and you didn’t ask to see them?

Blimey, we are landlords and have never behaved the way yours has.
Any repairs or maintenance issues are dealt with by outside trades people and arranged through the agency. Your LL is a cheeky fucker.
I agree with the previous posters who advised you to firmly let him know that it is his responsibility. Also, I would be asking to see evidence of the deposit scheme your money is being held in.
I think that you should have been given a leaflet by him about your rights as tenants.

Hope you’re okay op and you have my sympathies. One of the most stressful things I went through was an intrusive landlady. Felt like I had no sanctuary.

The fire service in our area do like a well-being visit and they fit the smoke alarms and go through an assessment on your home. I just got the tenancy agreement and presumed it would have all been in there but my last landlord didn’t show me the copy of the certificates but he had done them so I thought it was something that had to be requested not that it wouldn’t have been done but now I’m wondering where else he has been cutting corners. Kind of annoyed I can’t even get smart meters. He has rang them and told them they aren’t allowed to put the smart meters in either. I’ve requested the council can inspect as I previously stated no for fear of eviction because I honestly have no idea how safe it is in the house for me and my children. I’m worried about how much of a risk all of these short cuts will lead to a fire or something dangerous

You need to stop doing the repairs. Tell him that he needs to sort out someone to do them himself.

Get everything in writing. Give him adequate time to get them done.

Inform shelter if he is messing around and refusing or just wasting time.

He should have given you a

  • Gas safety certificate
  • Electrical safety certificate
  • How to rent guide

No just a short hold tenancy agreement in which the rent was advertised as 5.00 less but bumped up on the tenancy agreement and the application form I filled in on the day of getting the tenancy agreement.

Is this where the deposit information should be. He didn’t even sign my tenancy agreement so I had to get him to sign it because the local council wouldn’t accept it.

There is no deposit amount written there, did you pay a deposit. You should have a formal shorthold tenancy agreement which you both signed and details of who is responsible for what. I would get in touch with shelter and your council housing dept.

yes I paid a months rent the week before my tenancy agreement . My parent/step parent sent it from my stepmothers credit card. He reduced my rent by 100.00 for the first month for 10 days of not being able to move into the property but I think my rent a week is nearer 200.00. So I must have only got a couple of days free.

Do you know how much rent you are paying each month. You should ask your parent for proof that money was sent. Have you got a tenancy agreement.

So you haven’t asked to see the safety certificates. You’ve not asked why the deposit scheme info isn’t filled out. You’ve done repairs that aren’t your responsibility. You’ve accepted a higher rent than agreed. You’ve taken a lower discount than agreed.

But you haven’t spoken to CAB or Shelter.

I get it, if you’re desperate for housing and this is all you can afford. But you’ve said it’s high rent for the area.
