AIBU to think about moving to Liverpool

Hello wise Mumsnetters.
I live in London and am thinking of moving to Liverpool. I can work from anywhere and feel like I need a change. I have a cousin and a uni friend who live up there. The only thing I'm not sure about is the areas. I've been looking at Toxteth, Old Swan, Waverly and Sefton Park. Are there any other nice or up-and-coming area that I should consider?

Even Waterloo is likely to be over a budget of £150,000. And everything seems to be selling so quickly.
OP I think you need to spend a few week(ends) looking round all the areas and see which one you like the feel of. They've all got good and bad bits and it will depend on what's important for you.

As a total snob, I love Liverpool and I’ve been lots - I like it more than Manchester (don’t live anywhere near either) and I found it less threatening too. It has some rough bits but so do most bigger cities. The big difference is I think Liverpool has quite a lot of pleasant areas to live - plus the Wirral which is very nice in most parts. It has great shopping, lovely bars and restaurants and lots going for it

150 k is a tight budget for the Wirral and Allerton way it depends on your age and what you want if you want to go clubbing and to the theatre you need to be in liverpool as travel to Wirral Late at night is tricky and taxis charge a lot to go through the tunnel , if you want country walks and the coast the Wirral is nice although there are also Waterloo and crosby

Thanks for all the comments people..I have a much bigger budget but my aim is to buy a flat/ small house, do it up then rent that out and move onto something slightly larger. I appreciate that price have increased but it's nothing compared to London.

In that case I would look at terraced houses around Smithdown Road, which is the student area, and where a lot of people stay after uni at first, so would be easy to rent it out to students or young professionals. Anything on the 86 bus route, there are parts in Toxeth (been very slowly up and coming for a long time and is quite rough!) and Sefton Park (bit nicer). That or a city centre flat, or one by the docks, but the service charges would probably eat into your budget.

Guessing you've been to Liverpool a few times?

Mainly to say that living on the Wirral is a very suburban experience, though a pleasant one, and quite different to over the water in Liverpool.

Oh yes if you're after a student let then there are probably very specific areas to focus on.

In that case I'd be very wary of what you tell people and how you come across - there is massive problem in Liverpool now with buy-to-let landlords sweeping up affordable homes in long-standing communities

Honestly, have a look at Oxton or Claughton in Birkenhead on the Wirral. Easy & quick access to Liverpool city centre. Nice restaurants & Bars. Won’t be able to get a house (might get one that needs work doing on it) but pick up nice apartments.

Good luck, this is an interesting thread, if you want student lets you need to be in Liverpool but Oxton Village has a Michelin Starred Restaurant and flats in conversions are quite reasonably priced

It's nothing to do with your accent more your attitude.

There are streets in Liverpool being bought up as buy to rent/student properties and local people are priced out of the market

It's not something that many find funny

Come to Liverpool, buy a property, love the city (and wider area) but stop being greedy. There are thousands of young Liverpool residents who cannot get on the property ladder because some folks thing they will buy one for themselves and one as "an insurance"

We do not judge people on their accents here but their attitude to life and others

If you do look at the Wirral avoid Liscard and Poulton.
Mischief night is big round here and the kids go out in gangs egging houses and damaging cars.
In fact if you look for car insurance you'll soon learn which areas are best.

Definitely move to Liverpool its lovely!
I'd say stick to South Liverpool. Look at Childwall, Allerton, Aigburth but you will pay over the odds for an L17 / L18 postcode and may not get a garden more likely a yard if that's an issue.
There are parts of Garston L19 that are OK like Cressington.
Lots of transport links into town Aigburth/ St Michael's if that's a factor.
Agree there are nice bits of Wavertree L15. And I lived in Toxteth for years and it was fine ! Some of L8 is close to lovely Sefton Park.
What are your priorities? Do you like new builds ? Would you live in town ?

@lovelychops I'd rather new builds if possible, and an outdoor space would be great. A garden ideally but s yard would be fine. Yes I would live in town for sure. I'll go check out Wavertree.
I really appreciate it guys, I have visited a few times and am actually going back tomorrow. Great to get your local insights!
