The house buying process just sucks any joy there is out of buying a new home.

Yes I know renting can be dire and buying a house in this crazy market is increasingly becoming like something for the privileged but can I just have a moan about how flipping joy-sucking the bloody English process is?
I want a pack I can view that has a survey report, the land registry stuff, the epc, the search reports and any other relevant documents relating to the property and its condition, before I make an offer. Is that too much to ask for?

It was the worst time of my year... my heart was constantly in my mouth and I was sick to my stomach. BUT I had a fantastic solicitor who was super responsive, and I treated it as a full time job as I was still on mat leave. We managed to sell a leasehold help to buy new build with cladding and buy a house in under 7 weeks, which is one of my proudest achievements ever!

Completely agree with all PP. I’ve bought and sold 3 houses in my lifetime and each one has reduced my mental health to tatters. One chain involved selling in one country and buying in another. I pulled it off but it was exhausting. I’ve been gazundered, people pulling out on the day of exchange, and in the last one, nobody could get hold of my buyer on exchange day as she’d “gone on holiday”. Wtf!!! We eventually exchanged and completed on the same day a week before Christmas. I am never moving again. I’ve told the kids they can chuck me under the apple tree when I’m gone as I’m not putting myself through the mental drain again.
