We have an elevated bit of garden level with our upstairs windows with a lovely view of a field and woods. Yesterday our neighbour put an office type chalet up in the field right in our line of vision, sure we'll get used to it but it looks so out of place in the country.

We bought some agricultural land and the council, who came over to look at our plans to build an annexe on another part of our (non agricultural) land got sniffy about our 'manicured' hedge (beech hedge) and the fact that although we'd put in stock fencing and a 5-bar gate as advised, they didn't like that the gate was electric. Thankfully they didn't make us change the gate. We use the land as an orchard and for chickens - no way would we be allowed to put any sort of summerhouse on it.

And unless a restrictive clause on your road
They can park there too as long as not obstructing another vehicle or pedestrian

Scaredycatmoo76 · 26/06/2021 10:29

Getting dimensions would be first thing I’d do

Once armed with that, you are well equipped to do proper research

Timetochange11 · 26/06/2021 10:34

Dh just guessed 4 metres length 1.5 m width and 2.5 high

Floor area exceed 15 sq metre?

Scaredycatmoo76 · 26/06/2021 10:41

It really is very straightforward re whether pp required

Size
Distance from property
Use
And area where you live

That is why exact specifics are required for you to know if you have a case

Seeline · 26/06/2021 10:58

The OP does not need any if this information as the structure is not within the curtilage of a dwelling, but on a field. PP will be required.

BungleandGeorge · 26/06/2021 10:58

1.5 metres is really narrow- 5 foot
Seeline · 26/06/2021 11:00

Double garages are usually a minimum of 6m x 6m

Emanchego · 26/06/2021 11:05

I hate how people say "it's OK i won't say anything". Stop being a doormat.

Are you sure, I'm 1.5 m tall. That's petite not average... 1.5m would be really narrow?

I wouldn't worry about souring relations, your NDN doesn't care about that so why should you? I'd definitely report it, she is taking the pee majorly.

If she wants a summerhouse she can put it in her garden. Her actual garden.

She doesn't need actual dimensions. Bigger than 10 sq m is not permitted.

Have attached photo of what thar looks like. This building is definitely bigger than that.

LIZS · 26/06/2021 12:02

Our playhouse is wider than 1.5m!

ElsieMc · 26/06/2021 12:33

Scaredycat - Because it towers above elderly neighbours small garden on a slope blocking light, taking away all their privacy and looks into our other neighbour's property as it is on a hill. There are Council signs banning parking of caravans in the area and a restrictive covenant on the land. Even more intrusive as it is going to be a holiday let. Would you like an airstream parked looking into your property/living room, genuine question.

Scaredycatmoo76 · 26/06/2021 12:38

It’s actually 15sq metre footage if not in AoOB

Scaredycatmoo76 · 26/06/2021 12:40

And if not used for sleeping - it’s up to 30 sq metre footage without planning permission if no sleeping and not attached and not in Aforementioned areas

Scaredycatmoo76 · 26/06/2021 12:40

But I have no idea re agri land, which this is on
The above is relating to non agri land

Clymene · 26/06/2021 12:49

@Scaredycatmoo76

It’s actually 15sq metre footage if not in AoOB
But the OP's property is in an AONB.
Seeline · 26/06/2021 13:02

@Scaredycatmoo76. Those are not planning rules. You are referring I think to Building Regs which are entirely different.

The fact here is that the structure is outside of a residential curtilage and therefore requires PP regardless of size or AONB designation.

Scaredycatmoo76 · 26/06/2021 13:02

If 4x1.5
Then total square meter age is 6 metres
Comfortably under 10 in any event

Seeline · 26/06/2021 13:03

@Scaredycatmoo76

If 4x1.5 Then total square meter age is 6 metres Comfortably under 10 in any event
But not part of a residential property and therefore no permitted development rights apply.
Scaredycatmoo76 · 26/06/2021 13:03

If this was me, I wouldn’t be on mumsnet

I would get actual measurements

I would then consult a solicitor providing dimensions, positioning and photos.

Scaredycatmoo76 · 26/06/2021 13:04

Ok I was approaching from resi

So is there any clarity Re what op is going to do seeing as it would seem situation is extremely clear?

Seeline · 26/06/2021 13:06

It's up to the OP, but she should report to the local planning authority.

NettleTea · 26/06/2021 13:31

but its on agricultural land. And its in an AONB

the biggie is the agricultural land
