Dishwasher or washing machine in holiday let?

Hi. We are in the process of converting our annexe into a holiday let. There is one double bedroom and a smaller bedroom with bunk beds. There is space in the kitchen for either a washing machine or a dishwasher. Which would you prefer if you were staying? My husband is saying washing machine, but I am thinking dishwasher. Would like help to decide. Thanks.

Dishwasher! Who the hell does washing on holiday??
I’ve got 4 children and have always done washing when on holiday - it’s not difficult to throw a load in every couple of days. I don’t then have to face a mountain of it when I get home from holiday.

OP - washing machine, definitely

Put washing in shut door switch on. Huge huge effort but so worth it.

The effort is getting it dry again. In a small holiday let I don't want to have damp clothes hanging around.

Tangerine, a washer dryer is your friend. Small load each night. 60 minutes wash/dry cycle, then hang them on a clothes airier overnight.

Honestly we had loads of positive comments about our Samsung. We put a Bosch in another proper and it is just as good. And relieves us as landlords of the problems caused by heavy beach towels drying across the flat.

But the op is not talking about providing a washer dryer which in my experience are rubbish anyway. Washing still needs to be hung up to dry as it comes out warm and damp and unless I've also got a laundry room/utility where it can also be out of the way I'm not interested.

I've never had any need to do washing on holiday, despite our holidays being more of the outdoor variety.

She needs to get a washer dryer. My experience, and I put them in longer term tenanted properties as well, is that modern good quality ones are fine.

Condensation is a real issue for landlords. She will not want wet clothes hung all over her furniture.

I have a holiday let. I would say maybe half the guests make use of the washing machine, but nearly everyone uses the dishwasher. A dishwasher is more useful on changeover day if guests leave a mess or if you need to rewash things that they have washed by hand and left with watermarks or greasy fingerprints, but make sure everything is dishwasher proof.
Washing machines and driers can be a significant source of guest damage. In our first year of trading we spent over £200 on replacing (individual) towels that had been damaged by guests washing them with their own stuff and dying them a different colour in the process (often with a ‘colour catcher’ left next to the destroyed towel). We once arrived on changeover day to find a tumble drier left running, stuffed absolutely full of bedlinen, including the waterproof mattress protector, which had melted.
If it’s quite a small property, I would be inclined to market more to adults, so go for the dishwasher, but not have bunkbeds. Three adults is quite a common combination of guests. It really depends where you are and what you think the market is.

Thing is that OP will be hoping for at least 20 bookings. It is not a case of the ‘majority’, but say satisfying 20 different requirements. We let mainly to families, but see more toddlers in June and more school aged children during school holidays. We then have others, grandparents visiting grand children (consistent winter school holiday market as grandparents step in to help out with childcare but want their own base) walkers and others, through the rest of the year.

We get a lot of repeat bookings.

Certainly the washer dryer got more acknowledgment than I would have expected. Possibly people who had not intended to use it until, well, an accident.

I used to used holiday cottages for several weeks each summer. Finding a washing machine was quite hard. I cant think of a place that didnt have a dishwasher once the washing machine requirement had been met.
Most of the machines were washer driers, but dont forget an airer if you include this option.

As people who are happy to camp, cabin or cottage, we are perfectly content washing dishes in a basin on the grass after a camp dinner cooked on the petrol stove. I don’t care about a dishwasher or the fact that there might be a smear on a plate...or the idea that someone else has used the washing machine before me for their dog blanket.
I want scenery and to be able to wash my sweaty kit after a run.

vomitting bug is launderette territory. How are you dealing with laundry from the let yourselves ie bedding and towels. Ideally you need both if I am honest although pref as a letter would be dishwasher

We have also been lucky in picking up the occasional booking from people needing a couple of months, either because they are working on a short term contract, or looking to buy in the area, and indeed one where there had been a fire in their home and the insurance company needed to temporarily rehouse them. They are great as winter bookings are harder to come by. But a washing machine would be essential.

What do you see as your market?

I wouldn't book somewhere without both, but if I absolutely had to choose I would want a dishwasher and no washing machine, unless:

I had small children with me
or
it was a beach holiday - I like to be able to do a fifteen min wash on beach towels and westsuits/cossies at the end of the day

In which case I would prefer washing machine.

Washing machine for sure. A dishwasher would be nice but I can cope with washing dishes. What I don't like is having dirty clothes piling up and having to take them home

Definitely washing machine! I do a daily "quick" wash when on holiday, means no big pile of dirty laundry to take home!

Washing machine without question.

Two children both with medical issues affecting continence, and one persistent vomiter.

No way am I going anywhere I have to hand wash shitty pants.

This is really opening my eyes 😂 i though a dishwasher is a no brainier. I’ve never ever used washing machine on holiday?? I shove everything back into my suitcase and just unload it into the machine when I get home. Easy peasy. I’d hate to do dishes on holiday.

Personally I’d install the washing machine and then if room add a countertop or portable dishwasher.

To me people saying they do washing on holiday so they don't have to do it when they get home is akin to saying they answer work emails on holiday so they don't have to do it when they get back to work :-)

Whilst it would be wonderful to not have to do washing when I get home if I'm going to have to do it at all I'd prefer not to be doing it on holiday.

Dishwasher - I won't hire somewhere that doesn't have one. Washing machine is nice for emergencies but I wouldn't use it otherwise.

There are laundries, most will do a service wash, some will even collect, wash, dry and iron clothes before delivering them back 24 hours later.
