AIBU to argue a tumble dryer is more important than a downstairs toilet

I have a three bed townhouse. Top floor has en-suite,middle floor has a family bathroom and ground floor with a small toilet. I would like to rip this out and replace with a small laundry washing machine, tumble dryer and a pulley maid. My mum thinks I will devalue the house doing this and it will be inconvenient for the kids. I’m looking to move in the next five years but don’t want to be running to the laundrette to dry clothes till then. AIBU

Sorry not read the whole thread. Can you not replace your washing machine to washer dryer then you lose nothing.

No downstairs loo wouldn’t bother me as long as there were two upstairs loos. One loo only is a bit annoying with a family, but having to go upstairs to use a loo definitely isn’t a deal breaker.

I have the same issue, although I need more storage space rather than a tumble dryer. We live in a 4 bed townhouse with 3 kids and there is not one storage cupboard anywhere. There is no where to store anything! We’re currently using the downstairs toilet as storage with the toilet off limits as we don’t need 3 toilets. It’s also in the kitchen, looks like a cupboard but is a toilet with sink. I don’t think it’s hygienic where it is and no guest really wants to use the loo if there’s people eating at the table right next to the door (no where else to put the table). I’d love to rip it out to create more room to store things but worry of devaluing the house, despite believing it’s in the wrong place for a downstairs toilet. Before moving here I lived all my life with just 1 toilet, I don’t know why any average family needs 3!

You’d definitely be devaluing your house. The cost of a shed and running electricity to it would be well worth it a add opposed to losing the downstairs loo.

I don’t have a downstairs loo. Never really missed it. I’d miss my womble drier SO much though!

Ah, I share your pain, ours is similarly tiny, tiny garden and shed.

Then as long as you’re prepared to do without a downstairs loo and reinstate if necessary, go for it.

I'd love a laundry room, with a chute, but I'd want washer, dryer, storage space and laundry bin in there. You have bathrooms on two of three floors no need for a downstairs toilet

Ignore your mum. Keep the plumbing and then if/when you sell you can reinstate the loo - in the mean time get on with fitting out your new bespoke laundry room...who knows, you may be ahead of the curve Smile

I'd love a pulley in the garage - DH won't let me destroy the ceiling whilst trying to find the joists

We have 4 loos they all have to be flushed/cleaned I'd happily get rid of the downstairs and one ensuite to have a laundry room.

Have you tried heated clothes horse? They dry the clothes much quicker than a regular one.

Why don't you get a good de-humidifier? I live in a 3 story townhouse and don't have a tumble drier, but the dehumidifier for us is more than sufficient.

Meant to say that we use ours on the ground floor. Has worked out really well as our ground floor gets really really cold, so the dehumidifier has also helped with that too.

@PussyCatInChristmasStockings now that’s a lot of cleaning!!
Kids tend to follow me round so the house is so inappropriate as stairs are steep and I’ve had to teach them all to slide down on their bottoms and crawl up. I’m stuck in a fixed on my mortgage then will move out.
Builder mate is suggesting a corner toilet and stacking the washing machine and dryer with a sliding door to go in. Thanks for all the suggestions. The shed seems like a plan but I’m being grumpy about going outside Grin

I don’t own a tumble drier. In the winter if I can’t dry clothes outside I hang them up in the spare room with the dehumidifier running and the door shut. Most things dry within the day. Probably cheaper than a tumble as well 🤣

@EachBleachBlairTrump I would love a laundry chute too. I’m slightly obsessed about laundry as I used to work in a hotel laundry. I love the smell and getting really white.

Where is your existing washing machine? Can't you just replace that with a decent washer drier? I'd definitely be keeping the downstairs toilet!

I have a tumble dryer and haven't used it in about 9 years. I've moved it to my shed it needs to go to the dump or be given away. Much prefer another toilet.

I wouldn't go outside, either. I had an outdoor utility room in one house and the pipes often froze in winter.

If you don't even use the en suite then repurposing that for drying is a no brainer, even if you still wash downstairs. We ended up putting shelving in the shower cubicle of our upstairs bathroom and debated turning that into a lootility. Turns out our main bathroom is bloody cold in winter so we would like to fix the shower in the much better insulated upstairs room when cash flow and tolerance for disruption allows.

And to balance all those who never use tumble driers, ours dries several loads a day. Really couldn't be without it.

Why not a dryer or heated clothes rail in your en-suite? I have my washer in my bathroom. You just have to make sure that electrics are more than 2m away from a water source....you could probably even run an extension cable into it and have it as the drying room. Then clean dry clothes are ready to go into the bedrooms and there’s no messing when you come to sell.
