AIBU to be angry with my housing association?

My husband, 3 year old son and I have lived in a rented flat for 3 years through platform housing (waterloo housing) and we have had so many problems. We have had mould in every room due to an old boiler not working for a month, leaking pipe in the bathroom that floods the whole bathroom, airing cupboard and communal area and repeated problems with an old boiler. We have got environmental health monitoring them to make them speed up with repairs. The current problem I am having is we had a new boiler installed in October. A gas safety check was due in november this appointment I forgot about and missed them so I do take fault for it however the second appointment no one turned up and I waited in all day. That same day repairs were meant to be carried out for the leaking pipe a card was pushed through the door they didn't knock or ring the bell I was near the door at the time. I ran out the flat to tell them we are in but they took off and left. They also failed to turn up for another plumbing appointment and they marked it on their system as a completed job. Our new boiler stopped working in november. Repairman came out fixed it turned out to be dropped pressure and said because it's a new boiler a gas safety check isn't needed. However we recently got a letter stating they are going to do a gas check tuesday. If we don't let them in we'll be put in court and be at risk of eviction. They have also turned off our gas. Now have no heat and hot water for 3 days. This is unacceptable for my 3 year old. I am on medication for anxiety as it is and the stress the housing association has put me through is not helping my anxiety. Does anyone know if a gas check is really needed for a 2 month old boiler?

All rental properties need a current gas safety certificates so yes they should be doing an inspection. But checks were suspended during the first lockdown, not sure about now.

Porcupineintherough · 09/01/2021 09:04

Oh and just because a boiler is new doesnt mean it's been properly and safely installed so the check will benefit you and your family.

Theonewiththecandles · 09/01/2021 11:12

Yes it's a legal requirement to have the gas check done and yes they can take you to court if you don't let them in so I would not use this as a bargaining chip for your other repairs
Do you have a health professional who could write a letter explaining that your living conditions are making your health conditions worse?

Everleigh2021 · 09/01/2021 11:16

Yes it’s required

Mine is due on Tuesday and I be had to take a day off unpaid to ensure I’m here. It’s important

And if it got to the stage of court action I would be mortified

Danni91 · 09/01/2021 11:24

Yes it is. Let them do it, it takes half hour & they leave you again for a year.

Danni91 · 09/01/2021 11:25

They can't leave your gas on if they don't know if its safe unfortunately. Ring them & see if they can come Monday instead. Housing may loan you some electric heaters in the mean while

The problem you have is with the trades it’s their word against yours. It difficult to complain about the problems when according to them they have tried to repair., even if you know differently A gas certificate is for the property they need this.

Thank you all for your responses. I will definitely be keeping a lookout for them on Tuesday and I will be letting them in. I want this safety check done ASAP. It' just worries me that they won't turn up again like they did for the second appointment and put the blame on us. Been on the phone to them so many times about things not getting done and no one turning up for appointments.

Dcadmam001 · 09/01/2021 18:54

Stick a note on your door to say you are in and to knock loudly until you open door...

Lougle · 09/01/2021 18:55

Yes, they must check the gas. I had mine done on Monday.

Porcupineintherough · 10/01/2021 00:00

Stick a note on your door to say you are in and to knock

This is such as seriously good idea I'm going to steal it. Thank you.

My boiler (old) failed a safety check and the engineer disconnected it without discussing it with us, said it was a requirement. We had a cold weekend until we could get a new one.

MissMarpleDarling · 10/01/2021 00:27
