To move house ATM? Are the prices just silly and should we wait?

Just that.....moving for better schools, but not sure if it's worth it as prices seem silly but not sure it's even going to change in the next year or so

Sell your house and move to rented and bide your time before you buy. The market will crash once everyone who is over stretching themselves to move to bigger houses using the SDLT holiday rates realises they can’t complete before 31 March and chains collapse left, right and centre.
Awfully cynical of me (after a large glass of red) but that’s my thought!
Buyers are banking on the SDLT relief but if you haven’t already exchanged contracts you should consider the relief a bonus if you get it. The industry is swamped and searches/mortgage offers are taking much longer.

Not sure this would be an option really for us, don't think we have two moves in us GrinConfused. But hadn't thought of this, we sent stretching ourselves massively, still affordable with stamp duty bit he's really good point.

Sorry to be the cynic but please don’t bank on your SDLT being lower if you haven’t exchanged with a fixed completion date. A chain only moves as quickly as the slowest solicitor and if you (or anyone in your chain) suddenly can’t afford their new home due to missing the 31 March deadline then there’s a lot of disappointed people in your chain.
