Woolwich Arsenal vs Shenfield (and anywhere in between)

I was wondering if any of you live(d) in these areas? I'm looking at buying another property to eventually let out in ~6 months and my partner and I don't know these areas at all in order to make a good investment. Does anyone have any opinion in these areas? Ideally we'd like a house, 2 beds, no more than 0.5 from a station at around the £350k mark?

Any ideas whether one area is better than the other?

I grew up near woolwich arsenal and was there every week. Good shopping and lively market. Met an old friend there earlier this year and was so disappointed with the shopping and market. Boarded up shops, much litter, very run down etc. The Arsenal refurb was lovely & we had a great meal and walked along the river. I would certainly not live near the centre now but you may get a good deal.
