I am being unreasonable.

Bit of background put my house up for sale, just after lockdown ended.
I had 9 viewing on the first Saturday and 3 offers. All at different levels one at full price from someone with something to sell, one just under the asking price think 10k in a chain, the third offer was 10% off the asking price, chain free mortgage offer in place. The first time buyers also wanted a second viewing before they offered and wanted me to cancel all other bookings so they could get first chance of buying it, they were told to F off. They put in an offer.
We negotiated with the first time buyers and managed to get them to offer 5% of the asking price this was still 40K under the asking price. but we had found a house and for ease went with them but told them that this was a fixed price and there would be no further movement on price from either party.
This was beginning of June, they have had a mortgage offer and surveyor round, all fine house was valued at over their offer, I did not move on our price.
Fast forward to beginning of July another surveyors has come round and found some issues, like moss of the roof I kid you not!! That the electrics are not up to current 2019 regulations, the house was re wired in 2016, that they should check the drainage, and one of the struts in the roof is bending by 5 degrees (this is not a supporting part and there is no movement and if they wanted to replace it, it would cost no more than £50.

My buyer wrote a long email to the estate agent 3.5 weeks after they got the report to say that they wanted a structural engineer to come into the house, a builder and a plumber and electrician and we would have to vacate the house for the day so that they could check everything.
He wants the electrician to take off all the plugs and check the wiring in some of the walls (Channel them out) but not be responsible for any damage. I told them to f off, he wants to check that the electrics are working and safe ( we live in the house with 4 kids).
He is now saying that I have to let him have access.
I have given him access on Thursday to look at the roof, but not to do any electrical work.
I have said that if he plays anymore games the house will be back on the market, I think he wants me to reduce the price, there is no chance.

Exactly. It would be a no here. I would be telling them it's going back on the market and that if they want to send anyone fine -but you will be there and if they don't exchange in 4 weeks -it goes back on the market regardless.

I’ve sold four houses. I’ve never had anyone want to check electrics beyond a glance at the distribution board. Half the UK housing stock has electrics that are 40+ years old.

They are nitpicking. I’d pull out and put it back on the market.

First time buyers can be awful. We had one do similar, got a friend to do quotes for a non existent problem and demand over a 10% reduction in price last minute. We told them to get fucked. House went back on market and sold within 3 days with no issues. They pissed me off so much I didn't give them time to change their mind or back track. Just told them to sod off 😂

I can almost guarantee these are the type of buyers who will reduce their offer by £10k the night before exchange.

OP,

They are trying to screw you.

Waiting 3.5 weeks is an obvious flag.

They think they are cuter.

I would tell your EA the house is back on the market and block these people.

I wouldn't trust them.

They have show you who they are.

I wouldn't trust them not to pull a stunt at the very last minute.

Put the house back on the market, let the EA tell them if they pull their finger out they can still exchange but no movement in price, no more nonsense about pulling out plug sockets.

Either they are inexperienced and don't know how to read a stock survey report or they are trying it on. Either way, take the opportunity to look for other offers. Not many FTBs buy 800k houses (assuming that 40k was the 5% reduction?), you might be better off with an experienced buyer.

Completely with agree - why wait for buyers who are 99% likely going to be a real pain. Just tell them that they are clearly not in a position to exchange any time soon so you'll put it back on the market by the end of tomorrow.

Tell them to get lost and put it back on the market. They sound like an absolute nightmare and it will get worse. Power playing all over the place. Stop them in their tracks.

Hit post too soon. When I was selling my parent's house, I took the lower offer because it was simpler and easier with no contingencies and closing was simple. It was totally worth it.

OP tell your agent to call up the other buyers and see if they are still interested. Tell the agent to also tell these current buyers of your that this is what you have instructed them.
They should then exchange very soon with a completion date

If £40k is 5% below asking price that’s an £800,000 asking price. Have I understood this correctly? That seems a lot for a first time buyer. If they are quibbling over such tiny things sounds like they are trying to find things wrong to bring the price down even though you’ve said no further reductions. I think another survey isn’t completely unreasonable but asking you to vacate and taking all the plugs off a little excessive.

Yes they are first time buyers, buying a house worth that much they have a 15%. They are in their mid 30's and have been renting in central London.

I was a first time buyer a couple of years back, we were nervous buyers too which is maybe normal for most ftb. BUT asking you to move out fir a day so they can maybe damage your walls is really unreasonable. Just tell them it’s not normal and to buzz off lol

They'll have a 646K mortgage - is that right?
That's about £3000 a month (repayment).

Why did they get a second surveyor in? I suppose the question is how much you want to sell the house and how set you are on the house you’ve found. It does sound like they are just trying their hand. It’s so intrusive what you have to go through selling a house. I hope you get sorted 💐

That is probably correct, just to point out I am in the London, bordering a county, with rail links into London in 15 minutes going into 5 of the main terminals.
The house I am selling is 3 bed semi.

I am just cross they are being idiots and waited 3.5 weeks before flagging anything up, it has cost me in solicitors fees they are using the free service their bank is providing.

All these threads are making me think that people with no chains are a fucking pain in the arse. They think it gives them the automatic right to request a huge chunk off the price just before exchange and to barge into the house with a variety of workman and make holes in your walls! It’s bizarre. Is this the entitled generation we here if? Are they late twenties/early thirties OP?

YANBU. I would pull out and tell them to go swivel. I get as first time buyers, they will be apprehensive and nervous. But that is beyond ridiculous
