I am being unreasonable.

Bit of background put my house up for sale, just after lockdown ended.
I had 9 viewing on the first Saturday and 3 offers. All at different levels one at full price from someone with something to sell, one just under the asking price think 10k in a chain, the third offer was 10% off the asking price, chain free mortgage offer in place. The first time buyers also wanted a second viewing before they offered and wanted me to cancel all other bookings so they could get first chance of buying it, they were told to F off. They put in an offer.
We negotiated with the first time buyers and managed to get them to offer 5% of the asking price this was still 40K under the asking price. but we had found a house and for ease went with them but told them that this was a fixed price and there would be no further movement on price from either party.
This was beginning of June, they have had a mortgage offer and surveyor round, all fine house was valued at over their offer, I did not move on our price.
Fast forward to beginning of July another surveyors has come round and found some issues, like moss of the roof I kid you not!! That the electrics are not up to current 2019 regulations, the house was re wired in 2016, that they should check the drainage, and one of the struts in the roof is bending by 5 degrees (this is not a supporting part and there is no movement and if they wanted to replace it, it would cost no more than £50.

My buyer wrote a long email to the estate agent 3.5 weeks after they got the report to say that they wanted a structural engineer to come into the house, a builder and a plumber and electrician and we would have to vacate the house for the day so that they could check everything.
He wants the electrician to take off all the plugs and check the wiring in some of the walls (Channel them out) but not be responsible for any damage. I told them to f off, he wants to check that the electrics are working and safe ( we live in the house with 4 kids).
He is now saying that I have to let him have access.
I have given him access on Thursday to look at the roof, but not to do any electrical work.
I have said that if he plays anymore games the house will be back on the market, I think he wants me to reduce the price, there is no chance.

Wow. They have no self-awareness at all.

Which means they haven't learned anything, so feel rather sorry for the owner of the next house they offer on.

They may never end up with a house if they keep acting like arseholes.

There’s no point in replying to them, you’ll have to let it sink in slowly.

Your neighbours have no idea what you’ve just saved them from!

Hope I'm not out of line by asking the following - is it not standard practice any more to continue marketing and having viewing unless person making offer has paid a deposit - which used to be 10% of the asking price? Only after the deposit was paid did one take a property off the market. One obviously does not have any buyer if deposit not paid. The buyer can then withdraw from sale but loses deposit. I would never consider I had a buyer unless deposit was paid. Is that different now?

To be honest they'd probably have little to do with the neighbours as they'd be beneath them.

We have neighbours like this. When they moved in I took round a wrongly delivered parcel that had arrived at my house and thought I'd introduce myself. Treated me like a delivery driver and parcel grabbed and door shut... After I'd introduced myself as her neighbour. The husband is a consultant in the hospital. My DH is an ambulance driver, the guy knows he's his neighbour but ignores him completely when they happen to see each other in the hospital. This happens a few times a week.

No, a buying tactic is to offer an acceptable price with the proviso that the property is taken off the market immediately. Hence sold subject to contract.

I've bought 3 properties over 14 years. Was always a condition of the offer that no viewings after offer accepted and it shows online as Under Offer or Sold STC.

Deposit not paid until exchange of contracts which is usually weeks after offer accepted. In my case was about 3 months each time.

I can't believe latest update! I was sure they would be begging to still be considered with promises of no more demanding behaviour. Instead another demand and presuming they are still buying!!! So entitled.

My experience is all in England just to clarify. I know things are very different in Scotland and of course in other countries so without knowing where tara66 is based it could be all irrelevant.

Dare I ask what you told the EA to reply? Was it just "no". Or did you elaborate on how absolutely cuckoo they are?

That said, @Teenangels I do wonder if the EA actually conveyed what you said word for word. If she did and they’re still like this, then they’re absolute entitled nut cases.

They're probably having their dinner discussing how unreasonable OP is being to their completely 'normal' requests. What dick heads.

Maybe your EA should have a no-holds-barred conversation with them because they are obviously not learning from your clear feedback.

The estate agent told them that I was re listing the house and that was because they were being so difficult.

The estate agent just sent me, how would you like me to respond?

I have not responded yet as I am composing an email that can be copied and pasted (GDPR). I am waiting for some of your suggestions because I am just laughing too much.
