To accept a higher offer from a different buyer

I’m in a bit of a dilemma. Sorry if this is long, I want to provide as much info as possible.

I posted a for sale ad on 2 selling platforms on Monday with a price of £3.5k. Platform A had a full description including any known faults, whereas platform B had a very low character limit so I said to get in touch for a more detailed description. Someone from platform A made an enquiry on Tuesday and arranged to view last night. Someone from platform B made an offer shortly after for £2.5k to collect on Sunday. I didn’t officially accept this on the platform (you can accept or send a counteroffer), but we exchanged a few messages. I tried to make it clear there were a few problems with it that would need sorting but she said that’s fine and she really wants it. She never asked for any details. I also received a message later in the day basically pleading for it. Ultimately I said someone else enquired first and arranged a viewing, so I will let them have first refusal, but if they didn’t want it I would take the £2.5k (I didn’t expect it to have so much interest, so I thought I’d take £2.5k for a quick sale).

She chased it up last night again, and since I hadn’t heard from the people that viewed it (I asked them to let me know that night as I had this lady waiting), I said it’s hers if she wants it. She seemed really happy, but then went on to asking for more info about it. She offered to pay a deposit to hold it and to view it on Sunday. But asked that if it wasn’t as I’d described and she didn’t want it that she got her deposit back. I said the only reason I was accepting the low offer was with the view of it going on Sunday. Thing is it now sounds like it’s more of a viewing on Sunday, and only taking it if she’s happy with it.

I’ve now had someone else enquiring from platform A (knowing all the details) and I explained it was sold pending collection. This new woman has said she will have it if it doesn’t go on Sunday. No mention of a lower offer, so I’m assuming it’s the asking price.

I feel morally I should give the Sunday woman a chance (and it sounds like she’s likely to take it), but it feels like there are now conditions attached (which is totally reasonable if she’d said before I ‘accepted’ - note I haven’t officially accepted the offer on the platform so it’s not legally binding yet - but she made out that she wanted it regardless of condition). Ultimately though I’m selling it to make money, and £1k is a lot and will make a huge difference to me.

I guess my question is, AIBU to offer it to the woman offering full asking price?

Oh sorry, yesterday I said I would take a deposit but I haven’t received one yet (I asked what way she’d prefer to send it but she never got back to me). I’m now thinking I won’t take one as if I’m to refund it anyway, there’s no benefit to me.

I would tell the 2.5k woman that there's no "viewing", and you need the money beforehand by bank transfer. She'll inevitably change her mind then you're free to sell to the other one. No point messing around with someone that wants to view it and a deposit etc, if someone else is willing to pay more and be less hassle!

If the person offering full amount can come and buy right away, sell to them Now. Return deposit to Potential Sunday buyer

If you haven’t taken the deposit sell to the other person and let the first person know

Get back in touch with the new person from Platform A and let them know the item is still in the offing as you haven't heard from the other buyer. Remind them the price and ask how soon they can collect.
