To ask what you paid for your house v asking price

DH and I are (relatively old and inexperienced) first time buyers.

Can I ask what you actually paid for your properties in relation to the actual asking price.

I want to go in with a rough guide %wise as to what to offer..... GO!

Guide price was 285-295k. We paid 328k.

V desirable area where houses go like hotcakes. Went instantly to sealed bids, along with dozens of others. No negotiation possible. You just offer what you can afford to pay.

We bought in March 2016. House was on the market for £460k, we offered (& paid) £473k. We offered over as there were very few properties available in the area, we'd been looking for months and really wanted the property.

Paid the asking price as it was an absolute steal! ‘Negotiation’ from us was asking to include curtains and blinds as all matchy and very unique, they’d never have taken them anyway!

Depends whether you’re buying in England or Scotland. We bought in Scotland where the system is “offers over” the asking price, in sealed bids against competing buyers.
DD bought a year ago in Edinburgh, and repeatedly lost out on properties that went for anything up to £70K over asking price. She finally got a tiny 2 bed flat in central Edinburgh for £40K over asking price.

I bought in rural Tayside nearly 40 years ago for just £1K over asking. It was a 4 bed detached house, offers over £28K. Happy days - you wouldn’t get a bedsit for that now!

Asking price was £225k and we offered £235 because they'd had 5 people make offers the same weekend we'd been to view and were in a rush to move. Our budget was £250k and the house was perfect and ready to move into so we were happy to pay that.

Scotland house went on the market at 165, didn’t sell went down to 145. We put in an offer 140 and got it. Lovely 3 bed detached house with garage.

With my first flat in 2004 it was on at £140 and we offered £130 (which was our max mortgage) and they turned us down. But 6 months later it was still on the market and they came back and said they’d take £135 But the max we could get was £134 so they accepted that. We sold it in 2010/11 for £120 tho because of the recession but within 2 years it went again for £190. :(

Up for sale at £350k we paid £325k because we knew how long it had been on the market.

Our old house was up for offers over £225k and we sold at £240k.

First time buyers 2 years ago, asking price 210k, reduced to £190k but needed a bit of work doing to it, paid £185k in the end. We love it.

Last house that sold in the area apart from ours sold for £230k (4 years ago).

We are looking to buy. House we like is on at o/o £335, home report valued it at £335. (In Scotland). The owners paid £313 8 years ago. To us it’s worth £325 which we offered. It was rejected. We won’t be increasing the offer, to us, it’s worth £325. We just hope the sellers realise that while there is a lot of concern over jobs and mortgage approvals our offer is a strong one.

Two years ago, house on market (Scotland) for offers over £90k, we offered £92k. We've probably spent about £10k and counting on it. It's a project!

We were in a bidding war and went £5k over asking price (this was 20 years ago) - no regrets, we have loved living here.

Ours was on the market at £115k. They reduced it to £107,500 after a few months. We initially offered £95k but eventually bought it for £97.5k. That was 20 years ago.

Should have added, mine was in Scotland too. 2 bed mid terrace with front and back garden. Some of the prices further South are absolutely ridiculous Sad

On for £119,950, paid that as they took it straight off the market & cancelled all other booked viewings. We were first to view, & first time buyers.

We bought our current house last year. Needed work - it had been on with a standard agent for £625,000 previously, no bites, so they'd gone with a 'we'll sell your house' outfit (Nested) and it was advertised at £575k. We offered £550k which was accepted, then negotiated down to £530k post survey.

This one was 95% of asking. Last one we paid asking and the one before that was 90%.

Up for 230k paid 228k, offered 220k first offer, declined, offered 225k declined and settled on 228k, bloody ridiculous as they’d bought the house 3 years ago for 215k and had done absolutely no work to it at all to warrant the equity 🙄

We offered £330 for a detached wreck that was up for £350, settle on £333k, it’ll be worth nearer £450k when we are finished with it as in a great road and expensive area.

330 for a house which originally was advertised at 360 then dropped to 345.

We offered £450k and she accepted then changed her mind Hmm

Offered £455k and she accepted

Negotiated £2k off once surgery results were in so paid £453k.

Very happy with that, love our house, even more so now after lock down!

2012 asking price 55k paid 48k. Lost money when we sold.

2018 asking price 147k paid 143k

We don't plan on moving again, we moved to a house which met most of our criteria.

We viewed and offered on ours on the day it came to market (about 7 years ago), for the asking price, £260k - it had been priced to sell quickly because the owner was moving to sheltered housing near family. It was worth probably £30k more, by comparison with others which had sold recently in the same estate. We had done our research and seen several others in the same road so knew we liked the layout, aspect, etc, so snapped it up - they are always sought after in this development. We didn’t negotiate because we knew it was already worth much more than they were asking, and didn’t want to miss it, having missed out on another in the same road the year before. But those were particular circumstances.

The house we sold to buy this one had been on the market for some time, and we’d seen it get reduced from £180k to £165k, then we offered £150k and settled on £152k - the owners were in fear of losing their chain so that helped, and it did need a lot of work doing to it. So again, we offered to the circumstances and to our budget. You just need to judge your budget, what the local market is, and what you might need to do to it - our present house had just had a new kitchen and bathroom, for instance, so we knew we wouldn’t have any big expenses right away, so felt comfortable going in at the rather low asking price.
