To ask what you paid for your house v asking price

DH and I are (relatively old and inexperienced) first time buyers.

Can I ask what you actually paid for your properties in relation to the actual asking price.

I want to go in with a rough guide %wise as to what to offer..... GO!

Bought in 2011. 9% under asking price as it had been on market for a year.

Ours was on at OIEO 495 but it was run down and needed A LOT of work it was a deceased's estate and frankly the children were money grabbing sh@tes Angrysaid the property had planning permission for a further dwelling and a third floor. It had neither the third floor was the loft crammed to the rafters with crap! We had some tooing and frooing on the price we went in at 400 which was rejected outright we ended up at 435 but then had an independent survey done (thank god we did) this uncovered sulphur floor attack (along with many many other issues Hmm) which they had known about and skilfully hidden with tables and chairs in odd places - we had thought at the viewing this was odd but as it was a deceased estate it was quite "full" of odd things/out of place furniture we had not lifted rugs or moved tables etc to look. We sent them a copy of the report and laid out how much this would take to repair and made it quite clear that any other buyer would find this out and we were in a good position etc we asked them to knock off the repair taking us to 408 they allowed some off and we finally brought at 415. I could regale you with many tales of the deceased's kids cfery Grin.

Was up for £215,000 and paid £200,000 but we had to wait for them which was annoying!

Current house was £790 and we paid £710. It was our first offer and we expected them to negotiate us up but they accepted it straight away. Made us think we should have gone lower.

Previous house needed a lot of work so was priced really low for the area at £230 but we eventually got it for £222 after a lot of negotiating.

Bought ours 18 years ago, 3 bed detached, was up for £195,000 and got it for £172,000.

July 18. Price was £85,000 paid £85,000.

We went straight in with an asking price offer as we really wanted the house and it was the below average price for the area (about £90,000). We had been stuck in price battles for previous houses we looked at and we didn't want to lose it.

Was £230k, paid £222,500. We were happy.

Current house bought 2 years ago paid £5k less than asking price , it needed work of around £60k - perfectly liveable but imo too dated
Previous house 4 years ago paid £135k over guide price bought at auction and needed major work done around £150k
House we like has just been reduced by £40 k yesterday but only online looking as I don't want to put mine on yet as I don't want people in until the pandemic is more controlled

Our first house was on for £199,950 (reduced from £215k after being on the market for 3 months) and we paid £196k. One of those miraculous situations where a buyer turned up out of nowhere and offered £195k on the same day as we made our offer Hmm

We bought our current house for £245k, which was the asking price. To be honest I was pissed off at having to pay asking, but our sellers were stubborn. I’m glad we did though because I LOVE this house. It needed a lot of work (still does!) but we still got it for a good price in comparison to similar houses in the area.

House on for £200,000 3 years ago. We bought for £180,000. It was a divorce and both parties wanted to move ASAP. We didn’t have a chain so were in a good position

6 years ago we paid £125,000 and it was on the market at offers over £130,000

Asking price £120k. Paid £100k. We initially offered less though.

This was 5 years ago, in Wales, the house was very overpriced and a lot of work needed doing.

We got 20% discount on the asking price. Our offer was the most we could afford and we said as much. The offer was accepted as there wasn’t much interest: it is a quirky house that is perfect for us but not for everyone.

We paid £310k, asking price was £340k (11 years ago, so tail end of the financial crisis which started in 2007).

brought my house for 44k few years ago now, it was on the market for 47k, will add that I wish now I hadn't of brought this house as so many things wrong with it that I just didn't know at the time, was young and naive :-)

It was up for £300,000 when we viewed. After the second viewing I rang to put an offer in and the EA said they'd just dropped the price to £294,000, which is what we were going to offer.
We offered £284,000 and it was accepted.

it doesn't really matter what you pay if you stay in it for ages, obviously don't pay £500k for a £300k house but quibbling over £5k here and there is unlikely to make a material difference in the long term.

We paid asking price for our current house and 2% under for our first house. As first time buyers you're in a good position to make a lower offer but with probate sales potentially there is so much emotion wrapped up in the house the sellers can't bear to accept it's not worth what they think it is.

I tried to negotiate but the asking price was very reasonable for the area. The previous owner maintained the house well and it had a new roof. My friend who is a surveyor came to the viewing and told me to buy it. No issues came up on the survey.

3 bed terrace in the North West. Was on the market for 120k opening offer was 110 got it for 115k

Offers in region of 65k and I offered 66k which was accepted. Ftb with roughly 6% deposit. Disabled so work part time and bought completely alone with no help from family. I was surprised myself but had a mortgage advisor to do the hard bit!

Asking price £200K, price paid £200K. House was priced well and fair compared to others close by plus there were multiple interested parties. We paid asking price on the condition it was removed from sale. We were FTB, seller was an investor who just wanted to sell the house for the same as what he paid for it after renting it out for a few years. Worked well for us all.
