To ask what you paid for your house v asking price

Whattodowhattodooo · 14/05/2020 11:57

DH and I are (relatively old and inexperienced) first time buyers.

Can I ask what you actually paid for your properties in relation to the actual asking price.

I want to go in with a rough guide %wise as to what to offer..... GO!

Ours was 320k ,we offered 290k and it was accepted.
She wanted a quick sale though as had only ever rented it out as a multi occupancy

Disfordarkchocolate · 14/05/2020 13:36

We paid asking price. I think we over payed a little but there is very little in our price range so we didnt want to miss out.

House was up for £537k, we paid £482k.

FilthyforFirth · 14/05/2020 13:42

2 years ago was a guide price of £400k. We offered £385k which thy rejected so we did £390k as a final offer. We love the house (though the garden actually isnt right) as it is exactly the area we wanted in the catchment for the school we want for our son.

Need to remortgage in a few months and nervous to see what the crisis has done to he value. Really hoping to reduce monthly payments.

Good luck!

StepAwayFromGoogle · 14/05/2020 14:00

Houses in our street tend to go to 'best and final' so the asking price essentially ends up being 'offers over'. Ours was on for £280,000, offered £294,000. Six years later it's worth about £370,000 so we didn't do badly.

DontStandSoCloseToMe · 14/05/2020 14:03

It was on at £350k, then dropped to oieo £335 it had been on the market six months and needed an awful lot of work. We offered £310 rejected, a while later it was dropped to oieo £300, we offered £290 they countered at £295 which we agreed

DontStandSoCloseToMe · 14/05/2020 14:05

That was 2016 it was valued last year at £355k for mortgage purposes but we've done a fair amount of work (spent around 20k but did a lot of the labour ourselves where possible), new kitchen and bathroom to go!

DontStandSoCloseToMe · 14/05/2020 14:07

Keep posting too soon...
Once we've done the bathroom and kitchen including side extension is likely to be worth around £400k based on others on our street although ours is a slightly larger floor plan and bigger garden so could be a little more, still saving for that though!

Legoandloldolls · 14/05/2020 14:13

2500k versus 275k

The sellers knew they wouldnt get over ²50k as that was the stamp duty cut off and lots of interest. I was the first viewer and first offer

Thelegaleagle · 14/05/2020 14:13

Asking price £350,000
Paid £390,000
This was in the 2007 property boom.
It was a new build and there were 2 of us bidding against each other.
2 months after we bought the market crashed.

ESpressoNotEXpresso · 14/05/2020 14:14

Current house (first house) was on for 245k, got it for 232k. New house (hopefully) on for 400k, got it for 385k.

No back and forth negotiations for our first. The vendor passed on to their EA that they'd like 5k more if we'd pay it, but would accept our offer if we won't go higher Confused I mean....what a strange thing to say. We offered what we thought it was worth. We weren't going to just throw in another 5k as a friendly gesture!

Our next house was a bit more of struggle to secure, but we met in the middle in the end. Now we just need to actually move in! 🙄🤞

GreeboIsMySpiritAnimal · 14/05/2020 14:15

It was listed at £389,950 at the end of 2012, we paid £375k. It had been on the market for a while and we were in a strong position, as 1st time buyers with a mortgage in place.

SlothMama · 14/05/2020 14:23

Bought 2 years ago, it was up for £249,950 paid £244,950 not a great discount and in hindsight being first time buyers living with parents we could have pushed for £240,000

EThreepwood · 14/05/2020 14:30

Was on the market for 180k bought for £190k this February... Did I do it wrong? 😂 Survey came back as £190 though. A house sold for 225k in the street in October though.

Cornishmendoitdrekkly · 14/05/2020 14:35

Son completed on house in Feb this year. Up for 165,000. Got it for £155,000 but first offered 150. Needed some work which was recognised by sellers and he was a first time buyer with finances set to go. One up the road has gone up for sale yesterday....£180,000! He is rather chuffed but it has been hard work and a good job my husband has been furloughed and completed the work.

JoeExoticsTiger · 14/05/2020 14:39

Bought in 2018, asking was £550k we bought at £485k

HelloDulling · 14/05/2020 14:40

Ten years ago. Asking was 550,000, then quickly reduced to 525,000. We paid 500,000.

onwheels · 14/05/2020 14:43

£14,000 over asking!!! 540 asking price, 554 paid. there was a lot of and viewings were one after other and were several asking and higher asking price offers - well i know there was interest as i live in a small area so do believe that but not sure how many offers were higher than asking.

regret it now and hate a huge mortgage. would have moved and went smaller than current with hindsight.

TiddleTaddleTat · 14/05/2020 14:44

Asking 290-310k
Paid 290k (not bad actually, given that in our area houses usually go for 5-10% over asking)

onwheels · 14/05/2020 14:44

we got the asking price on our house of 325, did have one silly offer of 290.

AnduinsGirl · 14/05/2020 14:46

Mine went on for 125 then lowered to 120. I ended up paying 117 after offering 115. No complaints. Hoping to sell seen for 125 but in truth I'd take what I paid for it.

ChillyB · 14/05/2020 14:47

House was on in October 2018, for £250k, offered £243k initially based on a few things we thought needed doing. Agreed a price of £246k. We were FTB.
Had a survey done, surveyor said with a little bit of cosmetic work and gardening it’d easily be re-valued closer to £280k - £300k going forwards. The whole street is valued a lot higher.
Somehow we found the bargain of our lives.

hammeringinmyhead · 14/05/2020 14:53

2013 new build, asking was 195k and they accepted 170k plus threw in flooring. We were the second to buy on the whole site. It's worth about 230k now.

L0bstersLass · 14/05/2020 14:54

In 2003 I paid 2% more than the asking price for the house we're in now.
We'd agreed a deal at the full asking price but someone tried to gazump us and I wasn't having it, so after about 10 minutes of anguish we matched their offer. We love the house. Can't see us ever moving from it.
