Viewing rental House issue WWYD

Need opinions. Looking to get out of the house I share with (now exp) as soon as possible, means I have to rent with my little boy. A house has come up which looks absolutely ideal and in perfect condition, I've driven round to it and the area is lovely. I've got a viewing booked for 2 today, but now it looks like it might be really difficult to get out of work. I desperately don't want to lose it. My mum has offered to go view it in my place. It's the landlord himself showing and Im concerned it leaves a bad impression and hinder my application. Do I just have to hope it doesn't go? (likely will.) and miss out. Do I send my mum round to make sure there's no issues? Thoughts appreciated.

I wouldn't be agreeing to rent my house to someone without meeting them, sorry Sad But maybe this landlord doesn't mind so if you really can't get out of work and postponing won't work then it's your only option!

I didn't go, and I was too worried it would reflect badly on me if my mum went even though I 100% trust her judgement. I cancelled it, but as I rang to cancel he said he'd had multiple applications from yesterday's viewings anyway. However he did say he's also purchased a neighbouring house and will have that up once also renovated so I've told him my availability and that I'm highly interested. Everything happens for a reason. This one just wasn't meant to be. Thank you for your advice all, its interesting some said to send mum and some didn't. Glad my to and froing was justified lol
