That's it really!
Large 4 bed town house on the fringe (25mins walk to centre), very quiet, housing development, superb rural views, little garden, double garage. Market value will be the only factor in future sale (whether it increases or decreases).
Or: small 3 bed character property (half the size, similar / same price if not more expensive), 5/10 mins walk to centre. 1 off street parking space. No garage. Could extend / put own stamp on / make some changes in the future thereby potentially adding value if we were to sell on.
Secondary school same distance from both - town house on the flat, character property down / up hill. Primary school 15 min drive away. DC Yr5&Yr3.
It's a no brainer isn't it? So why is it so hard to make a decision? AIBU to think housing development reduces the "location location location" £££ aspect of property purchases?
