To help me decide on a house

We have decided on an area which is better than our current one with better schools. Children are 3&7 and so we want to move before the start of the next school year (after summer).

Our current area is not great but we have a great house here. We have a living room and dining room, play room and 4 bedrooms all with storage.

We have the option of 2 houses currently (or we wait it out but we’ve been looking for 12 months).

Can anyone help....

House 1 - new build showhome so comes with all light fittings, pictures, mirrors, blinds, curtains, decor and dining table and chairs and landscapes gardens. 1 en-suite 5 bedrooms. Over 3 floors. £400,000 and builder will pay 50% of the land tax £7,000 so really £393,000. They will also buy our house for £215,000 saving estate agents fees of £2,000. Our house we expect will go for £215-£220,000.

House 2 - ex new build. Landscape gardens. Same space as house 1 but over 2 levels so can see this house working better. 3 en-suites, 5 bedrooms. We would like to redecorate majority of the house with new floors throughout. There is wear and tear on appliances etc. £385,000 but we’d need to sell our house and pay estate agency fees and then £12,000 tax.

So both houses are about the same cost. On the same estate but different builders so completely different houses.

Any advice.
