As title explains, first time buyers in our 30's. Totally green! Spotted a house we like but needs quite a bit of work that we would have to do room by room or what funds allowed. We think it's about £25,000 overpriced for what needs doing. How cheeky were some of your offers?! Thank you. (Worth noting we are down south where local family homes sell for between £200,000-£350,000 3 to 4 bed)

275, 000. We paid £250,000 as that was the stamp duty threshold at the time.

madcatladyforever · 10/01/2020 06:25

I'm not a first time buyer but the house I just bought was on the market for £230,000. I've downsized to a cheaper area as my previous house was much to big for one person.
I got it for £210,000. I convinced the owner it was overpriced. I'm pleased with it as other in a lovely village I couldn't normally afford to live in. You have to look at the market generally and not just put in a mad offer for the sake of it.
If you are a first time buyer or a cash buyer like me you have a better chance of getting money off to avoid a chain.

On for 345 paid 310. That was almost 15 years ago though.

BrusselPout · 10/01/2020 06:29

£325,000 and we paid £320,000. It was priced reasonably according to the local area, and amount of work that needed doing.

Plus we found that houses were being snapped up super quick so playing games wasn't an option.....this one went on the Market on Friday, we saw it on Saturday afternoon (and were the 6th people to see it), saw it again on Monday, offered on Tuesday.

Toddlerteaplease · 10/01/2020 06:34

I bought the house I'd been renting for 10 years. We got two valuations and agreed a figure in the middle. Small modern two bed terrace, valued £135-£140k. I bought it for £137k. Think I got a bargain. It's in a student area so property is quite south after.

Scottishgirl85 · 10/01/2020 06:41

Ours was 625k and we paid 519k. 1930s detached in need of total renovation. No harm in being cheeky, they can only say no!

We've since done all the work and did a large extension and it's now worth double, so was a fantastic investment. Good luck.

Scottishgirl85 · 10/01/2020 06:42

*should have said, bought 6 years ago

maddiemookins16mum · 10/01/2020 06:45

Ours was 225k, we offered 210 and finally settled at 218k. We would have paid the asking price if needed as it was/is perfect.

ChasingRainbows19 · 10/01/2020 06:52

We offered 177 but owners asked to increase to 179 as good position with no chain for us etc. Quick to move.
Houses were selling very quickly and I loved this house I'd have gone over quite happily.

3 bed semi god area near good schools so houses went very quickly and it was much cheaper than they are now. Prob could add around 40K 3 years later.

ChasingRainbows19 · 10/01/2020 06:54

Oops so we actually paid the asking price missed that off

MinnieMountain · 10/01/2020 06:55

Paid the asking price of £252,500. Offered £250,00 as we were basically prepared to pay the asking price but felt we should try to get a bit off. We ended up paying the asking price.

It didn't need any work doing and was 1 of a row of 4 houses that we had liked for years, so we were happy with that.

excitedforbaby9 · 10/01/2020 06:55

200k and they wouldn’t really budge, so 197k

hipslikecinderella · 10/01/2020 06:56

On for £1.1m we paid £895k. 2008 and credit crunch had just happened.
Be cheeky I say. It's a negotiation.

SallyWD · 10/01/2020 07:02

£325,000 and we paid £285,000. It had been on the market for months and the buyers had already moved out and were keen to sell. The survey showed significant work that needed doing which would cost over £10,000.

Sewfrickinamazeballs · 10/01/2020 07:05

On for £475, got it for £445 as it was over priced

AJPTaylor · 10/01/2020 07:07

You ain't going to get a realistic picture because the only people that will answer are largely people who reckon that they got a bargain.
On the opposite side, we moved in 2017. We got more than asking for our house and paid asking price for the one we bought.

PaddingtonBrown · 10/01/2020 07:28

Ours was on for £150 I think, we got into a bidding war with another couple and got it for £161. Their absolute limit was £160 so lucky for us!

MustardScreams · 10/01/2020 07:32

2 bed 2 bath terrace in the east on for £175k and got it for £162k. No chain.

Clevererthanyou · 10/01/2020 07:38

3 bed terraced with garden and huge 3 car garage, asking price was £80k, had it for £68k because the seller really liked us Grin

Aimily · 10/01/2020 07:42

Was up for £145,000 we paid £142,500. I didn't want to pay more than £140,000 but the estate agent called my dh when I didn't answer after the seller refused our first bid of £135,000 and he went straight in with £142,500 rather than a slower increase 😂

LakieLady · 10/01/2020 07:44

It was up for £58,750 and I paid £49,500.

It was a long time ago.

Littletabbyocelot · 10/01/2020 07:44

I agree with those saying it depends on the market. Sold our last property in a buyers market (Good for us as we were moving from a flat to a house). On at £200,000, they offered £175,000 and eventually paid £187,000. We couldn't afford their first offer as it wiped too much off our capital for the next deposit, fees, stamp duty etc. I imagine most people are in a similar situation.

Our house was on for £250,000, we offered £240,000 and eventually paid £235,000 because of issues with the survey. We just, just managed to afford the basic work needed to make it habitable but it's only this year (nearly 10 years on) we'll finish the work.

Southwest12 · 10/01/2020 07:46

My current house was on for £169k and I ended up paying £175 for it. Someone else put in an asking price offer after I did so it went to final offers. They needed a mortgage and I didn't so wasn't bothered if I offered over valuation. They are selling for £190k now.

Previous house was on at £180k and we got it for £174,995. House had originally gone on the market for £210k.

asparagusnextleft5 · 10/01/2020 07:47

Showing my age here, but our house was up for £42k and after a survey showed that it needed a damp proof course, we paid £41k!

Genevieva · 10/01/2020 07:49

First house - paid asking price + £50 as we decided rounding it up would pay dividends in the long run. Included all curtains and carpets for that.

Second house - £100K under asking price. House was in a poor state of repair and needed about that much spending on it. It had been on the market for ages and the owners wanted to get shot of it (it was an inherited property).
