Polystyrene tiles

Hello posting here for traffic but does anybody know what the regulations are regarding renting out a property with those old polystyrene tiles on the bedroom ceiling

Any landlords on here
Also what about means of escape in a fire in the bedroom concerned there is just 2 small opening top windows not large enough to get out although bedroom is on a ground floor flat

And what about electrics what's the rules there with regards to testing safety checks etc

Not a landlord so can't help but have you tried googling it?
