To not be happy?

I live in a house share and have had my mum to stay for a few days. It’s a lodger situation so the landlord is quite particular (understandably) re who comes in and goes out... I’ve been away with work and am absolutely exhausted, still have more to do this evening and very stressed. Get a text from my sister who lives locally (but prefers my house...) that they’ll both be having dinner at my house this evening so will meet my there (my mum has my key). My landlord won’t be happy with this, sister knows the rules but always trying to push it and world war 3 has kicked off when I calmly explained she wouldn’t be able to come in as well as my mum without me there. Aibu fair?

If you live in a house share it is more than generous of your landlord even to let your mum stay (and have your key?!) so your sister is being cheeky as hell and YANBU. I’ll be honest, if I had a lodger I wouldn’t be mad keen on them having people staying over at all, let alone giving them a key and letting them host additional people in my house when my housemate/lodger wasn’t even there.
