Posting for traffic. New build service charges, are they fibbing??

Sorry shamelessly posting for traffic.....

Interested in a property, been told it’s freehold and no service/maintenance charges....... the company (Call them company A) have basically bought a massive plot of land, allowed another company (company B) to build houses on half of it which are leasehold and have service charges (as they rent the ground from company A) I have checked with the council and the actual road where the house I want is going to be adopted by the council however some other roads have not got an agreement in a place yet and may not be adopted, basically my question is...... are they lying about no service charges? Surely if there are private roads on the estate then everyone has to contribute? And how come the resident across the road from me has to pay a maintenance charge (from company Bs houses) but I don’t? Am I missing a basic point here or will there be a small print hidden somewhere?
