Tenant vs Landlord

AIBU? The tenants in our flat (a couple who we normally get on with brilliantly, model tenants, and I think we are pretty nice to them too!) emailed me earlier this week to let me know there was a problem with the fridge freezer, and asked for a new one. I agreed instantly, asked for dimensions of the space and a picture which they supplied. I asked about height and space above it etc as it was a tricky size to find and they answered "yes you could get one slightly taller". I then found only 1 option that would fit the space, so bought it. Arranged delivery for 2 weeks time. Told them, they said thank you and seemed happy. All this had been done with me e mailing partner 1 of the couple.

This morning partner 2 emails me. "Actually we have decided that the fridge you've bought isn't big enough for us, and I've found this one that we would like instead here's a link xxx. Please can you Alphasox ring currys and change it?" They were very polite about it, but I was a bit put out, as it creates more work for me.

The new suggested fridge they like is the same price as the one I've ordered, but a lot taller and a lot deeper, so I replied back to them and pointed out that it will stick out compared to the dimensions partner 1 gave me - are you sure? Partner 2 replies, that they have checked and new suggestion will definitely fit... (I.e. did partner 1 give me the wrong dimensions?)??

I want to be helpful, and i have a spare 10 mins, so I phone currys. I am I will then have to cancel the original order and wait 5 days for the money to come back into my account. I would need to wait that 5 days before I can order the other option fridge because we aren't swimming in spare cash at the moment. My worry is what will happen if their preferred option is then out of stock?

AIBU to say no, I'm sorry I've bought you a perfectly decent fridge. Which is what I feel I should say, but I don't want to piss them off, as I say, they're nice people and good tenants.

YANBU! And for what it’s worth, you sound like an amazing land lord!

FelixFelicis6 · 28/06/2019 15:24

CF. You have bought an adequate replacement, and very quickly - if they wanted to ask about something bigger they should have done that at the time. Nothing wrong with you saying no sorry, already placed order etc.

chuttypicks · 28/06/2019 15:24

They CFs. Tell them you've ordered one and that's what they will have. Otherwise they can order their own.

FaithFrank · 28/06/2019 15:26

YANBU

tealandteal · 28/06/2019 15:27

Either tell them you will stick with what you have bought or they can buy up to x budget and you will lower next month's rent by the amount, with something signed that it is your fridge. Only if you can get a refund on the one you have bought already.

HarrysOwl · 28/06/2019 15:27

This is why I don't supply white goods!

They are being CF. You know this.

I had to learn not to be as nice as you are being - CF of any kind will take and take!

Sirzy · 28/06/2019 15:30

If they want to be picky they pay for it themselves!

alphasox · 28/06/2019 15:34

Thank you for reassuring me... I've been thinking about this too much I was doubting myself.

SavingSpaces2019 · 28/06/2019 15:34

YOU as the landlord should be choosing the white goods - the tenant should not be dictating to you.
You're the one who's going to foot the bill for the safety checks.
That fridge is not actually theirs, it belongs to the landlord/property, and what happens if they move and it causes issues for the new tenant?
Mind you, this lot would probably take it with them knowing you won't go to the hassle of claiming it/cost back.

Anyway, they've managed fine with the original dimensions.

Tuktuktaker · 28/06/2019 15:39

As a landlord, you replace like with like, at your convenience and on terms which suit you, if you furnished the white goods yourself in the first place.

Reith · 28/06/2019 15:43

Are you sure that the current one is broken?

OnlyFoolsnMothers · 28/06/2019 15:46

Just say unfortunately its not possible to change the order without considerable delay to the delivery, as such you've decided to leave it as it is. add an "I hope this suits".....and thats fine

bellabasset · 28/06/2019 15:51

Just say that you ordered the fridge per emais with Partner 1 and cannot alter the order, which is true.

voddiekeepsmesane · 28/06/2019 15:57

As a tenant I would prefer white goods weren't included. I find a lot of landlords go for small and cheap in both washing machines and fridge/freezers. We usually end up buying our own when the landlords break ...within 6 months then as we usually stay in our rented houses for 3-7 years we leave our good but by then older white goods behind.

voddiekeepsmesane · 28/06/2019 15:58

Oh YANBU BTW just stick to the one you have orderd

scarbados · 28/06/2019 15:58

YANBU. THey're the unreasonable ones - you were buying a fridge to go into a property you rent out, not buying them a gift. It isn't their fridge and never will be and I don't see why they think they have any choice!

BenjiB · 28/06/2019 15:58

YANBU you’ve supplied an adequate fridge, they’ll have to like it or lump it.

carla1983 · 28/06/2019 16:01

YANBU

DontCallMeShitley · 28/06/2019 16:24

Tell them you can't cancel the one you ordered.
If they want a different one they can buy their own.

DontCallMeShitley · 28/06/2019 16:25

Actually, how do you know the existing one can't be repaired?

ILoveEurovision · 28/06/2019 16:35

Do you know that the fridge definitely isn't working and they are not looking for a bigger one?

I had a flatmate who lied to our landlord about the washing machine being broken so he would replace it with one with more options Hmm

ILoveEurovision · 28/06/2019 16:36

^ as in different options/cycles for washing different clothes

CloserIAm2Fine · 28/06/2019 16:50

YANBU

As a tennant I don’t expect to choose things that the landlord supplies, that’s not how renting works! (Private renter here!)

Al203 · 28/06/2019 16:58

They called you Alphasox ?!?

Cheeky fuckers, they should show more respect and you have probably outed yourself now.

BlessedBeTheFruitCake · 28/06/2019 17:21

Stick with the original one, they don't get to dictate which freeze freezer they want if they aren't paying for it.
