To think this flat will be too small?

I’ve offered a new build flat but due to the method of allocation I can’t view it. It would save almost 300 a month and it’s around the corner from my current flat so same area for schools etc, small garden and off street parking. However the bedrooms are only 10.8 m2 which sounds incredibly small but I have no idea of the actual dimensions. Alternatively they can offer me a property with slightly bigger bedrooms but it’s a top floor flat, I don’t know what to do for the best as I’m choosing blind!

Just wondering what others would do in my situation. Rooms would be for dp and I and 2 boys.

I would go for top floor flat as I would prefer no-one living above me but depends on how many floors there are...

Is there lift or just stairs? How many floors are there? Are your children older or do you still use a buggy / pram? How much bigger are the rooms in the alternative flat?

I would probably be tempted to go for the bigger rooms but it all depends on the answers to these questions.

If the rooms are square each wall will be 3.16 m or about ten feet long, can you measure it out in your current home to see the difference?

Top floor would be my choice there. Is it much more expensive than the other flat?

Boys are 13 and 7 so no buggies etc, flat is third floor which is top of the building.
Interesting about not having neighbours above but I was thinking it would be nice to have no neighbours below as the boys can be noisy underfoot. Alternative bedroom sizes are 12 and 13 square meters.

Dimensions are slightly smaller than yours would be in the smaller flat

Boys sharing, it’s a 2 bed. Price is the same for both. But the top floor has no garden or outside area. The other has a small garden and large courtyard

Does the top floor flat come with the parking and the garden as well or just the lower flat? I wouldn't give up a garden and off road parking for slightly bigger bedrooms.

I'd go for the one with smaller bedrooms...I think the outside space would win me over.

Given their age I would go for bigger bedrooms. The weather isn't that good to use the outdoor space all year round

lyralalala Top flat comes with allocated street parking, no outside space. Smaller flat has private underground parking and some outside space.
Only other differences are, top floor flat is open plan kitchen/living room. Smaller flat has separate kitchen.

Top floor is much more liveable really. Twice I’ve lived places with noisy upstairs neighbours and it gets unbearable.

I'd go for the smaller one with outside space. If you're boys are noisy underfoot it could cause stress. It would me. Plus drying washing etc. Plus a separate kitchen is good too. Cooking smells and washing up kept separate.

Personally I’d still ground floor.

Those stairs would get old fast and unless I’m being dim, a 3m x 3m sounds like a reasonable size?

If it's a new-build, there shoukd be decent sound insulation. For the sake of a couple of square metres of bedroom space, I'd take the outside space though.

I'd go for the smaller bedrooms and outside space. Being in a top floor flat with kids isn't my idea of fun.

Definitely go for outdoor space. It makes such a difference. I really missed a garden when I lived places without one.

If it is off plan then you should be shown floor plans? That should give you an idea of the size. Then measure up key furniture that would go within and you'll have an idea. Personally, I would go with the larger flat on the top floor.

I'd also go for the garden over bigger bedrooms, imagine coming home with your weekly shopping and having to drag it upstairs, I lived in a top floor flat for 9 years and I hated every minute of it once I had kids.

DDs friend lives in an upstairs flat and he rarely sees the sun
Plus the garden is an extra room
The boys will be reducing toys etc
