To think this flat will be too small?

I’ve offered a new build flat but due to the method of allocation I can’t view it. It would save almost 300 a month and it’s around the corner from my current flat so same area for schools etc, small garden and off street parking. However the bedrooms are only 10.8 m2 which sounds incredibly small but I have no idea of the actual dimensions. Alternatively they can offer me a property with slightly bigger bedrooms but it’s a top floor flat, I don’t know what to do for the best as I’m choosing blind!

Just wondering what others would do in my situation. Rooms would be for dp and I and 2 boys.

Ground floor sounds better- lugging shopping up all those stairs is a nightmare! Plus open plan kitchen/ living room means you can always hear the washing machine and everything smells like food when you cook

On balance would choose the one with outdoor space. Useful extra storage space so you can have bikes, store larger items in a shed. No washing drying on radiators. Underground private parking sounds more secure than on street so can save money on insurance. I do like the amount of light in tip floor.

I'd go for the ground floor with the outdoor space and the kitchen.

I lived in a 3rd floor
flat with no lift (alrhough I did have a
pram so was an utter nightmare) I would never go back to that again. Even home shopping deliveries the drivers would be arsey about having to bring it upstairs. I wouldnt do it again.

Always a garden /outside space - for your boys / for you to sit outside with a glass of wine in eve - to hang washing

And yes nothing worse then carrying bags of heavy shopping uosthafs

After recently moving out of a flat with awful neighbours above I’d say top floor

I've just worked out the bedroom sizes in our house - the are roughly 9.5sqm so I don't think it is that small. Maybe small for what you are used to but you would get a double bed or a bunk bed in their no problems.

I'd definitely go for the down stairs. the difference in room size is only a meter in one direction so 10 and half feet by 13 and half rather than 10 foot square for the smaller bedroom.
Having outside space for yourselves and two boys is major in my eyes. The separate kitchen would be great too for a family. Let along having to climb 3 flights of stairs.

That's roughly 10' x 11.5' in feet. Not massive but not tiny either. I'd definitely go for that one with the outside space and parking than bigger bedrooms and no outside space.

I was in a 3rd floor flat with no outside space for a year and hated it. I'd never had a place that didn't have some outdoor, even a balcony, and summer was absolutely miserable.

Looking out at my neighbours enjoying some sunshine I was so envious!

Definitely outdoor space. Small bedrooms are ok, plenty of space saving ideas. I know the weather isn't always fine but it is lovely to just have that outdoor area.

Thank you for all the replies, I’m swaying towards the smaller ground floor. Steps are not to much of a concern in the top floor as the building has a lift.

I don’t suppose anyone had a similar sized bedroom that they could post a picture of? I’m just struggling to visualise

If there is a lift then that changes it completely. I dont think the 3rd floor will be a problem in that case but I would still choose the garden.

if you google "rightmove bedroom 10.8sqm" There are quite a few come up - some better looking than others!!

It has some built in storage which is handy. I don’t think that looks too small.

For comparison look at the kitchen size and number of units in there, if that helps you visualise it?

I would choose the garden. If it’s secure you can keep things in a locked box or shed and having space for boys to be outside is good. Our kids use our garden 12 months of the year..

On that plan, the rooms aren’t quite square so I’m going to guess 3.5m x 3m (=10.5sqm).
So go into an existing bedroom that you have, mark it out, and shuffle your furniture into that space and physically put yourself in it.

From the plan it looks like you would also have your own entrance from the street?
I'd def go for the ground floor.

Yes it would be my own front door from the street. In the interest of comparing the two I’ll attach the plans for the other option as well.

The top floor one looks trickier for arranging furniture? The regular room shapes would be better?

I'd definitely go for the ground floor too. You get the garden and a separate kitchen would be helpful as you would be able to fit in a table for doing homework rather than having everything in one room.

The awkward shape of the second bedroom seats me against the top floor flat. I don’t think you’ll get that much more useable space for furniture eg desk/wardrobe.
