To think this flat will be too small?

I’ve offered a new build flat but due to the method of allocation I can’t view it. It would save almost 300 a month and it’s around the corner from my current flat so same area for schools etc, small garden and off street parking. However the bedrooms are only 10.8 m2 which sounds incredibly small but I have no idea of the actual dimensions. Alternatively they can offer me a property with slightly bigger bedrooms but it’s a top floor flat, I don’t know what to do for the best as I’m choosing blind!

Just wondering what others would do in my situation. Rooms would be for dp and I and 2 boys.

Garden one also Looks a really nice flat. The storeroom and an ensuite bathroom for you will be good!

Ground floor. Separate kitchen. I have a small flat, my kitchen and sitting room is open plan and I hate it, I'd go for the separate kitchen every time! Plus outside space to dry clothes is so useful.

Garden without a doubt. BBQ's and space for the boys and their friends to pile out into all summer. You don't want to end up stuck above looking at someone else enjoying the garden whilst you play with your extra 2m space 😯

Ground floor definately with kids, bedrooms look a good size.

Looking at the floor plans I’ve changed my mind would go with the downstairs flat.

Ground floor. You could always make the living room the boys' bedroom if you're worried about space and make the second bedroom a small sitting room. Also, when one needs to study they can use the kitchen table in the kitchen diner and the other can play in their bedroom while you watch tv in the sitting room. Impossible in the top floor flat.

You could also put a little summerhouse in the garden for an extra bit of room. Why can't you view them first, seems a bit odd to ask you to make a decision without seeing them.

Ground floor! The curved space and doors in the lounge room of the top floor make it a difficult to furnish and use room.

Long time - I think they're not built yet.

Great to see the plan. I have worked in kitchen planning and interior design for many years and think the bedrooms look about 11.5ft x 10ft. which really isn't small. You could put bunks against the long wall opposite the door and still have 5ft -150cm at the end for drawers and or desk etc. The decent sized kitchen and all the storage in the hall and bedrooms is excellent. Your could put a fold down table against the spare wall in the kitchen for breakfasts and coffee/chats with the cook, homework type things which would be nice.
I would ask the builders to put the door into the storage behind the kitchen door to open into the hall instead then you are not forever shutting the kitchen door to get into it.

You should be able to get a floor plan with dimensions on. Ask for it by email. Map it out on the floor.

I would Defs go for ground floor if you can.

Hey OP. Currently sitting in my hot top floor flat wishing I could take DD out in the garden. Take the ground floor!

Id go.for.a garden and being on the ground floor. I really don't mind noise from people.above me (obviously not parties til 3am but just walking around living noise I mean ) but would.loathe having a neighbour downstairs who might complain and I'd be forced to constantly tip toe around etc.

What I want to know is what people in upstairs flats do all day. In my experience of living below people they never bloody sit down.

Larry - sound travels. I remember one day my downstairs neighbour came upstairs and banged on my door, very upset. She asked us to please stop all the noise as it was just too much.

Myself, DH and a friend had been home for about 30 minutes, the music was on very quietl - classic background, could barely hear it. We were sitting on the sofas quietly chatting, feet curled up on the sofas and not even touching the floor. We were not making ANY noise that should have carried downstairs. Turns out the noise was actually from one floor up, and several flats over, but somehow it was going down to hers through the cavity spaces - we couldn't hear it but she could. Totally bizarre.

I know you've decided. I would take the ground one too as better shaped rooms to furnish.

Also you could always swap lounge for the bedroom 2 if a sofa and tv unit is all you need in lounge for the family?

I know that causes issues with eating space but a butterfly table would solve that?
