Don't know if this is AIBU or WWYD.
Roughly... We moved into a rental property about 9 months ago (just before the snow) which appeared pretty decent. Agent (one of the "premium" agents in the area, did tenant find and landlord (a builder who built the extension, and then split the house in two a few years later - and is a handyman/builder for the agent for most of heir rental portfolio) manages the tenancy so no real agent involvement (however...)
On check-in, a barstool broke, agent noted and said report to LL, we did when we met him later that day and he pulled it straight and said not to worry, it's be ok to use.
Within days we found we had rats in the cavity wall, reported and he said he knew about them (the neighbiurs in an adjoining property (the other half of the house we live in that was split in two a few years ago) had reported it regularly over he previous 6 months) but not to worry as they weren't in the house - but did place poison in the garden)
We found a flood had occurred in the kitchen 2 tenants ago, that had damaged the subfloor making it spongy (nowhere a washing machine can spin without bouncing as a result) and regularly springing up loose floor tiles. LL comes out and screws down the loose ones occasionally and said he can't sort the floor as it's such a big job.
There's more, but this is the biggest stuff...
We're moving out as a result of not being listened to, and noted that the house is already on the rental market with same agent - LL hasn't yet acknowledged our notice sent to him. We wondered how much the agent was in the loop and went in to see them as we didn't want anyone else to move into a place with so many problems. Specific agent wasn't in, but they assured message would be passed as that particular agent would be mortified!
Theyve not acknowledged this since we reported yesterday 10am, and a viewing we expected this afternoon hasn't gone ahead
Not sure if they've been busy to reply, but the non visit implies they are definitely very aware.
Worst rental I've lived in in 20 years, though not as bad as others I'm aware of.
How would you play this? I'm genuinely not wanting to screw the LL, just really don't want ayone else to move in here blind, nothing more.
