Lodgers deposit

Hi i took in a lodger 4 months ago, first 2 months he payed me on time then started messing messing me about saying he will give me money next day but never turned up. Then i dnt hear from him for few days despite the txts i sent him. Then excuses he did not get paid this went on for few more weeks. He then finally txt back saying he got payed and will bring it over that again never happened. So i sent txt back giving him notice to leave and will keep his deposit as no rent was paid. I packed his stuff carefully. He came 2 days later moaned that i had no right to go threw hus stuff. Took his stuff and left. He then txt me back few hours later demanding some off his deposit back and money for a broken tv which i never broke and he claimed i stole money from his draw which there was no money. If he was that skint like he said im sure he would of came for it. Plushe hardly was here. Ignored most of my txts. Room was left full of dirty nappys where i let him bring his kids over when he did stay. So i was just wondering if i shud give him back his deposit or not. I also found weed in his draw and a grinder which stunk i did telk him i dudnt want drugs in my home he would give his key to few of his friends to let themselfs in to sleep for the night but i wudnt let them in. But caught some late at nighr tryin to get in when they thinking im in bed

Did you know this person prior to having him as a lodger? All sounds a bit strange. I wouldn't give him a penny. Did u have some sort of formal agreement?

Block his number, change your locks and do proper checks on any lodgers you take in in future.

Did you have a tenancy agreement signed by both of you?

Deductions your landlord can make
Your landlord can usually make certain deductions from your deposit after you leave your rented home.
Landlords can usually deduct money from a deposit to cover:
unpaid rent
damage to the property
missing items
cleaning costs
What they can deduct money for must be set out in your tenancy agreement or a separate document you both signed. Your landlord can make deductions for items that aren't spelt out if this includes wording such as 'deductions from your deposit can be made for breaches of your tenancy agreement'.
Your landlord must tell you what any deductions are for and how much for each item. They must return what's left to you.

Call shelter explain the situation they will tell you your rights and email a transcript to you which you can forward to your lodger
