AIBU to evict my tenant?

Tenancy began last December. It seems we were at cross purposes, I thought we had agreed 40 weeks but apparently that means 42 weeks according to the tenant.
We are now nearly at 41. We share a living space and i get less and less room. They are noisy at night and wake me up so I am not sleeping well at all. I am irritable and knackered. I havent had a penny in rent which is fine as I didnt expect it but I am starting to feel put-upon.
AIBU to say this is enough and turf them out? If i'm not - how?!

Be thankful for every day ! My first tenant left at barely 24 weeks .

My tenant had to be dragged out by the had. Did considerable damage to the exit on the way out. Basement floor still not fixed all these years later. The second tenant was evicted without the head manouevre, they have hung around and been periodically troublesome for the last decade or so. Been told they have additional needs tho

Tenant made all the right moves about moving out last night so I went to bed hopeful.

This morning they are still sleeping soundly. I am seeing a professional tomorrow to try and encourage them out.

I am very unimpressed by how many people have had such rude, selfish tenants.

ha ha, my first tenant was excavated via bbq tongs, later than agreed, the second via the sun roof
the third was exceedingly well behaved and exited only one day late via the accepted route.

but to be honest they seem to still be making demands and agree about The Stockholm syndrome Grin

I hear it’s when they move out there becomes problems.
Dirty protests screaming, and for a time they demand you make them food, then feed it to them.

You know what is really irritating about these tenants?

Arrange a nice event or day out to cheer yourself up...and then they will ruin it all by insisting they vacate the premises at the most inconvenient time.

So selfish!

Mine showed signs of moving out at 42 weeks (still 2 weeks after the agreed leave date) but then took a further THREE DAYS to actually leave.

In the end I called in a third party who specialises in difficult tenancy disputes and he managed to persuade the tenant that a move was in everyone's interest.

Had to be dragged off the property and the tenant continued to harass me afterwards.

We have an excellent relationship now and laugh fondly about those days.

I'd thought that I'd be ok in the case of any tenant disputes as I had a Guarantor, who promised before tenant moved in that there would be no problems.
On the day of eviction, the bloody guarantor went to work!

I had a stubborn tenant as well earlier this year even the professionals couldn't persuade them to leave.

When they finally did leave though...I was still kept awake every night. Just plain rude.
