AIBU to evict my tenant?

Tenancy began last December. It seems we were at cross purposes, I thought we had agreed 40 weeks but apparently that means 42 weeks according to the tenant.
We are now nearly at 41. We share a living space and i get less and less room. They are noisy at night and wake me up so I am not sleeping well at all. I am irritable and knackered. I havent had a penny in rent which is fine as I didnt expect it but I am starting to feel put-upon.
AIBU to say this is enough and turf them out? If i'm not - how?!

The only thing that got rid of my CF tenants was making plans to do something fun with friends. They never paid any rent, overstayed and broke the door on the way out Grin cfers!

My last tenant decided to leave 4 weeks early by knocking a hole in the property wall after flooding it. He then decided to wake me every 45 mins for months on end, I should've got him an ASBO!

I don't understand how they can be a tenant and pay nothing. You're not the landlord, just someone who let them stay. There's no money exchanged, so no tenancy? I hope they leave quietly!

No tenancy of this type ever made it to 44 weeks so just sit tight and wait for the eviction.

In my day it was caster oil and gin and orange, squits follows by nice clean eviction

I have has three tenants like this, and then the worst tenant moved out early!!! Left me in a right pickle as I had bought a lovely dress to wear to a wedding the next week and was planning to look blooming and marvellous but somehow, after aforementioned early move out I just didn't fancy it at all and ended up looking like a bedraggled heap. Some tenants are incredibly inconsiderate Sad

Hope the eventual eviction goes well OP.

I haven't had a tenant in the last 9 years, I had to get the bailiffs in last time. Quite a pain free process, although in the madness of it all I ended up needing a few stitches, and the tenant didn't care about the damage. 😂😂

I found stinky take away always get the tenant to move out. Kebabs are my chosen choice they always leave with 24hours plus threat of man handing out.

Oh god, I hope so for you too, OP.

One of mine only overstayed by one day but then left in rather a hurry. But my first tenant evacuated 4 days early which I was quite unprepared for at the time!

My first tenant caused me so many problems and decided to leave 12 weeks early which was most unhelpful as I had nothing prepared and he made a right mess of the property on his way out that I needed extensive repair work. Took me 8 years to consider another as it was such a disaster, second was slightly better behaved and made an dramatic appearance via velux window 8 weeks early, by my 3rd he nearly managed to stick to the agreed time scale however ended in another escape via the velux 4 weeks early- I can’t take tenants anymore they have no respect for agree timescales!

My first tenant left on the day her tenancy was due to end, much to everyone's surprise.

The second was evicted, but three weeks early, via a sun roof.

The third, well, we went through a torturous eviction process, he was finally evicted 10 days late, via the sun roof, but I was asleep through it all.
