So following on from my previous post where we had a bolt out of the blue from our landlord selling our house, less than 3 months after we moved in. Our contract ends in August and obviously won't be renewed. Anyway apparently they have lots of people who want to view the property and are asking about availability.

Aibu in thinking this just fucking sucks. We'll just have random strangers traipsing in and out of our house, mooching in the cupboards and just generally getting in the way until someone buys it, which is unlikely to be quick as the photos are misleading and it needs a lot of work doing to it.

I have 2 young DC so keeping the place tidy in the week is not always possible. I don't mind so much in the day as we're not there but it's tending to be after work times so what the hell am I supposed to do?! I can't get out as we'll be getting our dc bathed and ready for bed!! Would it be unreasonable to ask that they only do viewings in the day while we're not there or daytime at the weekend?

I think we can all be pretty certain that wintry doesn’t even own a double duvet cover let alone a portfolio of slum properties.

I hope you're right, but landlords like him/her do exist (tho' I don't believe the suff about boarding over the garden etc).

Wintry I hope karma takes a chunk out of your slum landlord arse then.

Look - the chances that wintry is a landlord are pretty slim. However, their interesting ideas on what landlords can do at least allow everyone else to point out the rights tenants have and what landlords can and can't do (pretty much anything wintry says a landlord can't do)

In summary
Tenants do not have to allow viewings
Landlords can request access with reasonable notice for maintenance and inspections but tenants can refuse.
A tenancy gives you a right to exclusive use of the property - the landlord is not doing you a favour by letting you live there.
Good landlords know that their rental properties are assets and not their home - if you have an emotional connection to the property then you need to work hard to be objective.

Daily inspections are only used in cases when tenants repeatedly fail to take care of the property, or as a consequence for another transgression.

You use the wood to build a walkway around the lion cage, set up a café in the shipping crate and hey presto you have your own mini zoo.

Would you want to stay in the house you're in given the chance? If you're willing to sign up to another 12 months for example, that would be a selling point to other landlords interested in buying it I would've thought, and could be used as leverage with your current landlord to negotiate reduced rent, limited viewings etc.

You may not get any visitors besides overzealous LLs. Don't know if wintry allows her tenants to have guests round. She probably stipulates that in her carefully worded ASTs.

@Acejan I'm really not sure - myself and oh had this discussion yesterday. There's so many factors at play, as we've had nothing but problems since we moved in and we have no idea if current LL would be honest about serious work that needs carrying out to new LL. If not, then we'd have to re-report the issues and could potentially find ourselves in this position again.

The other issue is that this house just gives me a bad feeling now. It's been constant stress with it since even before we moved in (we were constantly pestered to move in sooner despite the fact we had already agreed the move date and paid rent on the place we were in before, so would be effectively paying double rent pointlessly). I deeply regret ever moving here so tbh I don't know if I could ever settle here now anyway.

So the property that was mentioned in an email, that would have been absolutely perfect for us is now showing as Let in their listing?! Why the F did they even mention it to us, and then not get back to us?!

What a crock of shite. For someone who lets on that they have a few properties, Wintry has zero knowledge of the laws surrounding the letting of said properties.

I'm just not buying it.

Without a court order even the police can't enter your home. The only time a landlord can go into your home is in the case of an emergency- fire or gas leak. Obviously if you are living there you allow access with reasonable notice, however your landlord has chosen to end your tenancy, you have an end date so I would say refuse all viewings until you have left. Your landlord can do viewings on an empty house. We allowed viewings when our landlord decided to sell but we had been there a while, we were given first refusal to buy the house and we were also wanting to move anyway so there were no hard feelings. If I moved into a house and 3 months later I was told it was being sold, I'd make them wait until I'd left.

A bit of a non update but I've heard absolutely nothing from the EA still apart from another call to ask about Ines for viewings to which I've said I'll take an email address and get back to them.

Funny how they can't find the times to respond to me before, but they can find my details to ask about viewings!!

So now I'm at a point where I want to say politely, get fucked. I basically want to email them saying, I see absolutely no point in people viewing the house as we are not going anywhere until August at the absolutely earliest. And that I'm aware of my rights on the matter so spare me the contract quoting bullshit as it's not worth the paper it's written on. Would it be going to far to say to them - look I'm not helping by allowing viewings when we've had no help or offer of any kind of compensation so why the fuck should we?? But I don't know...

Can someone write a template for me please?! I just can't figure out how to word this!

You know what, they’re not engaging with you on the stuff about your rights or reducing rentebgc so I would just respond to every email about viewings with “that’s not convenient for me” and leave it at that. Keep repeating for every option they give you.

That's so strange. Our house's previous owner had kept tenants in until the last moment possible. He was forced to remove them when our EA and lawyer insisted repeatedly that the house should be empty in order to sell. He even tried to blame us for delaying the process when it had been he who had not listened to either!

Suggest you do an open house for a couple of hours on a Saturday , twice a month for any potential viewers . You don't need to be there and as it's the Estate Agent who does the viewing .

NO! Don't offer them any viewing times at all.

They didn't even have the decency to respond to your request for a reduction in rent to accommodate them, an early return of your deposit so you can move out, possibly moving out sooner if you find a place ... but they contact you to ask about when they can show it?

Fuck that!

Just say there will no viewings under the current circumstances.
