So following on from my previous post where we had a bolt out of the blue from our landlord selling our house, less than 3 months after we moved in. Our contract ends in August and obviously won't be renewed. Anyway apparently they have lots of people who want to view the property and are asking about availability.

Aibu in thinking this just fucking sucks. We'll just have random strangers traipsing in and out of our house, mooching in the cupboards and just generally getting in the way until someone buys it, which is unlikely to be quick as the photos are misleading and it needs a lot of work doing to it.

I have 2 young DC so keeping the place tidy in the week is not always possible. I don't mind so much in the day as we're not there but it's tending to be after work times so what the hell am I supposed to do?! I can't get out as we'll be getting our dc bathed and ready for bed!! Would it be unreasonable to ask that they only do viewings in the day while we're not there or daytime at the weekend?

It doesn't matter whether they have it in the contract or not though.
I really can't get my head around the amount of people who are completely ignorant of their rights. I'm not saying you should never allow your LL access. Obviously maintenance being done is mutually beneficial, and most tenants are accommodating. But when LLs take he piss (like OPs) ten why the fuck should they be. I certainly wouldn't be allowing any viewings unless I got something out of the deal. It's a business transaction.
If @Wintry is definitely not a LL but does have a future in writing fiction. Planks of wood in the garden Grin I need a sitcom about the antics of wintry the POS LL.

@Wintry your tenants are not your children and you should not treat them as such. They are adults who pay you rent in exchange for you doing fuck all a place to live their lives in peace and privacy. They would almost certainly prefer to be able to buy their own homes and secure their own future rather than feathering your nest.

You should treat them with more respect.

You are clearly not fit to be a landlord.

LL need to remember they may own the house but it is not their home.

It depends on the tenant. The majority are inspected every month, but it can be fortnightly, weekly or even daily if the tenants are difficult or uncoooperative. The tenancy agreement also allows me to have no notice inspections, so I can put in place daily inspections temporarily if need be.

@wintry I asked that question as you sound like the type of LL to do regular checks.
You must understand that you would hate someone walking into your home on a weekly/monthly basis. If you have ‘bad’ tenants then you may need to check references a bit more thoroughly.

Squeezy that would be depressing! Just 1 landlord riding roughshod over the law and their tenants is 1 to many. To have ne her bragging about it is worse.

I've met a lot of unreasonable landlords but never one so blase about the laws. Oh... actually, maybe 1 student let landlord who does treat her tenants as though they were tiny, incapable children!

But never one with such an imagination... put a what in the garden? Ah yes! That'll larn 'em!

@wintry as someone has mentioned before just because you include certain clauses in your lease, it does not make it legal. Even if the tenant agrees. Contracts to not go above the law.

Wintry if you are telling the truth then you are breaking the law.

All tenants have a right to exclusive use of the property (otherwise, in the eyes of the law, they do not have a lease and your piece of paper is worthless) and the right to peaceful enjoyment of their home.

You are not fit to let out properties and I hope one of your tenants gets some legal advice and takes you to the fucking cleaners.

By the way, in every rental property I have ever lived in, six monthly inspections are normal. Even monthly is completely excessive. If you’re going in there daily, and going in there without notice, you are in fundamental breach of the lease, whatever it says on your so-called “tenancy agreement”.

I think wntry is letting to people unsure of their immigration status. This is probably why they are not going to the authorities. She is certainly not looking at passports or letting through an agent as I doubt they would allow this.
